Oceanside prices with Carlsbad schools
The usual trade-off for living in Oceanside over Carlsbad is that Oceanside’s prices are generally lower, but the schools aren’t as highly rated as Carlsbad’s. However, Lake has the best of both worlds. It’s located on the southern edge of Oceanside, but it’s part of the Carlsbad Unified School District — Niche’s No. 4 best school district in the San Diego Area. Realtor Michael Haas with AARE Realty, who grew up in North County, says, “This is considered the tri-city area. So, you get the attractive prices living in Oceanside, but you’re a stone’s throw from Carlsbad and Vista.” The neighborhood sits along state Route 78 in the southeast end of Oceanside, but it essentially blends in with Carlsbad’s hilly northeast communities. “It doesn’t feel separated from Carlsbad,” says Haas. “For example, people here play adult softball league games at Calavera Park, which is technically in Carlsbad, but it doesn’t feel like you’re driving to a different area.”
Attend a top five school district in the San Diego area
Carlsbad Unified School District earns an A-plus overall rating from Niche. Students begin half a mile down College Boulevard at Calavera Hills Elementary and continue at Calavera Hills Middle, both graded an A. They round out their journey at A-plus-rated Sage Creek High. Sage Creek is touted for its various Advanced Placement courses, such as chemistry, macroeconomics and a course about the United States government.

These communities have pools, and some units have individual parking spots; these range in price from $450,000 to $600,000. The neighborhood also has options like Rancho Calavera Mobile Homes Park. Its rows of manufactured homes, ranging from $150,000 to $400,000, surround a community park with a pond. Buyers seeking a suburban aesthetic can look in Mira Costa Mesa, a development on the neighborhood’s south side that offers the closest proximity to nearby Carlsbad schools. Its ranch-style homes sit close together with driveways and grassy backyards. They can cost $900,000 to over $1 million for those with views of Carlsbad Highlands Ecological Reserve. Lake has a 7 out of 10 CAP Index Crime Score, compared to the U.S. average of 4 out of 10. This is mostly due to the neighborhood receiving a 9 out of 10 score for burglary and larceny. On the other hand, it has average scores in violent crime categories.

Hike around Lake Calavera and a dormant volcano
The neighborhood borders Lake Calavera and the Carlsbad Highlands Ecological Reserve to the south. Many of Lake Calavera’s trailheads begin on residential streets, and hikers can follow them for easy treks across the brush-covered hills around the lake. “It’s also a great fishing spot,” says Haas. “Growing up around here, that’s where you’d go bluegill fishing.” The lake sits at the base of Mount Calavera, a dormant Volcano — yes, a dormant volcano in the middle of suburban communities. It’s estimated to have erupted over 20 million years ago, forming a plug dome that people can now hike. The peak gives extensive views of the surrounding Carlsbad Highland Ecological Reserve, an almost 500-acre expanse with miles of hilly dirt trails. Carlsbad State Beach is just 5 west of this mountain landscape. It’s great for relaxed beach days, whereas Oceanside Beach’s iconic waves make it the spot for surfers, 7 miles northwest.
Lake is known for the long trails that loop around Lake Calavera.

Shopping on College Boulevard
Shopping centers along College Boulevard offer necessities less than a mile from most homes. The College Plaza Shopping Center has a Grocery Outlet and a Hobby Lobby for crafty projects. At the next intersection, there’s an Albertsons for groceries, a Walmart for department goods and a PetSmart. There’s also a Costco less than a mile east on Hacienda Drive. Large healthcare facilities and nearby biotech
Both Oceanside and Carlsbad have many large employers within a few miles of the neighborhood. Healthcare workers can literally drive across the road to Tri-City Medical Center, one of the area’s largest hospitals, sitting on the other side of state Route 78. They could also take the bus from stops on Lake Boulevard and Ocean Boulevard. Oceanside’s industrial area has large pharmaceutical companies, like Genentech, about 4 miles north. About 5 miles south, Carlsbad’s industrial space has biotech companies and golf brands like Callaway and Titleist. Downtown San Diego and San Diego International Airport are about 40 miles south by driving west on the 78, then merging south on Interstate 5. Commuters can also take the Coaster train from Carlsbad Village Station, 5 miles west. The Coaster stops in most of San Diego County’s coastal cities.
