Oceana is a breezy Oceanside community that caters to an active 55-and-over lifestyle. Nestled along state Route 76 and the nine-hole Emerald Isle Golf Course — whose ribbon-cutting was hosted by Jack Benny in 1966 — Oceana affords an outdoorsy, pet-friendly lifestyle around 5 miles from the beach. Although Downtown Oceanside and area malls aren’t far from home, much of the residents’ outdoor and indoor fun is within the community, from swimming to pickleball to art lessons. Residents look for social gatherings, celebrations and classes in their Hilltop Highlights community newsletter. “It’s called Hilltop Highlights because we have some nice hills here for walking,” says Oceana resident and Realtor with Cal State Realty Services, Ed Smith, who’s been selling in the area since the 1980s. “The hill near my home takes me about 200 feet higher so I can look out to the ocean. It’s nice that within minutes, you can also hang out at the beach with family and friends.”

Play at the Emerald Isle Golf Course, stroll Fireside Park

Neighbors often spend weekends or afternoons at the Emerald Isle Golf Course, practicing on the all-grass driving range or playing the fast, fun course designed for all ages at any learning level. The course is also proudly dog-friendly. Water stations are available around the course for canine family members. At the end of Vista Bella, on a quiet cul-de-sac surrounded by open lawn, there’s a dedicated dog park with a fenced-in yard. Owners socialize under the park’s immense shade tree. Two miles northwest, Fireside Park offers a paved walking trail, playground and basketball courts. And immediately south of Oceana, Garrison Creek Nature Trail winds around the 52-acre SoCal Sports Complex, where rec league soccer, lacrosse and rugby tournaments are held on more than 20 fields.

Condos to triplexes from $350,000 to $640,000

Many homes exude a unique Frank-Lloyd-Wright-meets-Pueblo personality with low, lean lines, flat red roofs and interesting stonework. Streetscapes offer ample sidewalks for long walks or pet exercise. Stucco duplexes with arched entranceways have casual coastal flair. “Oceana is really a sweet spot to live or retire because most of the homes are single-level, and you can choose among standalone, duplex or triplex layouts," says Smith. "And compared to living on the coast, the pricing is quite affordable.” Condos built in the 1970s ask between $450,000 and $475,000 depending on renovations. Single-family homes built in the 1960s range from $350,000 for 1-bedroom homes to $640,000 for remodeled two-bedroom homes.

El Camino High is a California Distinguished School

Public school kids may start at Pablo Tac School of the Arts, given a C grade on Niche, and move on to B-grade Martin Luther King Jr. Middle nearby. El Camino High was named a California Distinguished School in 2024 and gets a B-plus.

Daily until 5:30 p.m., locals can dine at Isle Grill at the golf course, serving California-style burgers, sandwiches and signature BLT Tacos. And while Oceana isn’t known for bars and nightlife, Smith says, “You can head a couple miles south on El Camino Real over the 78 to the Shoppes at Carlsbad or the North County Plaza. There’s date-night restaurants, shopping at Macy’s or you can catch a movie at the Regal Carlsbad theater.” Just north of Oceana, Mission Shopping Center is anchored by Stater Bros. grocery store. Casual restaurants in the same shopping center include Guanatos City Mexican Restaurant, Fiesta Mexicana and Killer Pizza from Mars — popular with the grandkids for its Star Wars theme and arcade.

Close to Interstate 5, senior discounts on public transit

Residents can make use of various North County Transit District public transit options, including BREEZE bus, SPRINTER, Coaster and Amtrak. Seniors aged 65 and over can access reduced fares and passes via application online or in-person at transit stations. For seniors and people with disabilities or Medicare, SPRINTER and BREEZE offer monthly passes for unlimited rides and transfers. COASTER offers five-packs for use within a 30-day timeframe at a 40% discount off the Regional Day Pass. BREEZE bus stops are convenient along El Camino Real, Vista Oceana and Vista Bella for transit to shopping centers or the Oceanside Transit Center, 5 miles west. Interstate 5 is less than 5 miles southwest, and McClellan-Palomar is the closest airport, within a 10-mile, 20-minute drive south.

Emerald Isle Golf Course tournaments, clubhouse fun all year

As a community centerpiece, the Emerald Isle Golf Course holds tournaments for residents, including a Holiday Scramble and Super Bowl Scramble. “The community clubhouse offers all sorts of activities for residents,” adds Smith. “There’s billiards, ceramics, chair volleyball, exercise classes, poker, singalongs, wood shop and yoga, just to name a few. There’s even a French club and a gardening club.” The club also hosts a poolside summer concert series and holiday events such as Cinco de Mayo tacos and margs and an Oktoberfest beer tasting.
