A gateway for the middle class
50 Penn West is a self-contained sliver of a suburb in northwest Oklahoma City. Less than a mile south of the very popular Lake Hefner, one of the only naturally occurring lakes in the region, and its adjacent parks and marinas, 50 Penn West is both proximate to downtown OKC and far removed. As development moves outward and nearby neighborhoods like the Western Avenue District become denser and more commercial, suburbs like 50 Penn West become more desirable.
50 Penn West is a cozy, quiet community but still not far from plenty of the action.
Good deals, small inventory
According to Jenna Laird, who owns Verity Real Estate and has been working in the local real estate market for over 15 years, OKC suburbs like 50 Penn West are "not very walkable, but they are convenient -- It's just a short drive to all sorts of things." With a median home price of $200,000, city residents looking to get into the housing market or get a little more bang for their buck appreciate the finds in areas like 50 Penn West. At the bottom of the market, solid, two-bedroom postwar ranch-style homes on tidy, medium-sized lots can be found for under $175,000. At the top of the market, buyers will discover four-bedroom brick ranch-style homes on larger lots for under $400,000. However, home buyers should know homes in OKC sell quickly in the current market. Clinton Lawson, a local Realtor with Pioneer Realty, who's been in business for over 10 years, says even with higher interest rates, "People just continue to buy and sell. I mean, it is absolutely crazy."

Better than most in OKC
The schools in 50 Penn West are another reason buying in this neighborhood can function as an entry point into the middle class. The community is split between two school districts, Putnam City Public Schools and Oklahoma City Public Schools. Kirkland Early Childhood Center in the Putnam District received an A-minus from the school rankings website Niche. Belle Isle Middle School in the OKC District received a B-plus. Putnam City High School received a B-minus and has a lively performing arts program with a yearly roster of musicals and recitals for the community.
50 Penn West golfers can get in 18 holes or have a meal at Oklahoma City Golf & Country Club.
Lakes and golf nearby
There are no parks inside this small neighborhood, but Lake Hefner is just over a mile away. This 2,500-acre expanse of water is a city treasure and, improbably, is the site of the city's only lighthouse. Laird says, "Anything close to Lake Hefner is going to be a fun space to live in because the lake itself is a lot of fun." This lake has a bit of everything, from fishing to skateparks and boating to bike lanes, so it's no wonder it draws residents from all corners of the city.

A major medical center and plenty of chains
INTEGRIS Health Baptist Medical Center, a nationally recognized healthcare complex with an emergency room and a pediatric ward occupying several square blocks in the northwestern quadrant of 50 Penn West, is both a place of employment and a resource for the individuals and families living nearby. There are many different fast and slow chain restaurants along the Northwest Expressway on the northern border of this neighborhood. Dave & Buster's is wildly popular with the under-12 set, and McAlister's Deli and Schlotzsky's are popular lunchtime spots. Along May Avenue, which cuts north-south across the middle of the locality, patrons will find several big box stores, including Target, Best Buy and Home Depot. The recently renovated 10,000-square-foot Belle Isle Library is on the northeastern side of 50 Penn West. And the massive Penn Square Mall is under a mile to the east.
50 Penn West residents have an easy commute with local highways being close.
By car or by bus
Occupying a triangle-shaped quarter-mile area of land where Route 3, the Northwest Expressway, and Route 74, the Lake Hefner Expressway, converge, 50 Penn West offers easy access to two of the main thoroughfares in the city. Additionally, Interstate 44 is half a mile to the south. The RAPID bus line of OKC's Embark transit system takes riders to and from INTEGRIS Health Baptist Medical Center downtown in 25 minutes.
