Buyers might expect a well-appointed green space to play a starring role in a place called Broadway Park. In truth, the Oklahoma City neighborhood's namesake park is a grassy open field wedged against U.S. Route 77 that divides the main residential area from the hum of highway traffic. But what it lacks in green space, it makes up for with its convenient location. “The area is really nice to live in. You’re about 15 minutes from downtown and 15 minutes from getting out in nature,” says Jenna Lovelace, senior communications manager for VisitOKC.

Most properties in Broadway Park are apartment buildings and townhouse developments, and 86 percent of residents are renters. Single-family homes, dating from the 1960s to the ’80s, make up a fraction of the property mix. Small ranch-style houses with attached garages populate a small grid of residential streets in the neighborhood’s southwestern corner, fetching prices from $120,000 to $200,000. With lot sizes measuring less than a quarter-acre, buyers can expect close neighbors. Low inventory and wallet-friendly prices contribute to a fast-paced market. Homes typically sell 10 days after going on the market, compared to the national average of 44 days.

About a mile to the northwest, Costco Wholesale, Walmart Supercenter and Cabela’s are clustered near Interstate 344, surrounded by restaurants. To the south off Route 77 is the development known as The Half, so named because of its location midway between Oklahoma City and the Edmond suburb. Here, residents will find Flix Brewhouse, a dine-in movie theater, and Chicken N Pickle, a North Kansas City-based entertainment complex specializing in lawn games and comfort dishes like fried chicken and ribs.

Although there are no parks in the neighborhood, swaths of undeveloped land make the area feel far removed from the city. “There is a lot of space around there just to go out and walk around,” Lovelace says. Arctic Edge Ice Arena, iFLY Indoor Skydiving, and the indoor hoops at the HIVE Sports Complex are all a short drive away. Lake Hefner’s lakeside parks, playgrounds and photogenic lighthouse can be found 4 miles west. Whispering Heights Park is also nearby and offers scenic walking trails that lead to a fishing pond and arboretum.
Moving up at John Marshall High School
Kids start at Britton Elementary School before moving to John Marshall Middle School. Both schools get a C-minus from Niche. The American Indian Education Program at the C-plus-rated John Marshall High School supports the cultural and educational needs of students with Native American heritage. All three schools are a short drive from Broadway Park.

A mile from Community Hospital North
The neighborhood is less than a mile from Community Hospital North, one branch in a sizable medical center that includes an orthopedic hospital, a dermatology center and Oklahoma City Rehabilitation Hospital. Downtown Oklahoma City is 10 miles south, and it’s another 10 miles to Will Rogers World Airport from there. Public transportation is not available in this part of the city, so potential buyers should be prepared to rely on cars to get around. With Route 77 forming the neighborhood’s eastern border and Interstate 344 less than a mile away, it’s a quick trip to the heart of the city.
