City destinations close by give this neighborhood new life
Although most people associate Las Vegas with glitzy casinos and the ring of slot machines, this Oklahoma City neighborhood of the same name is sought-after for different reasons: namely, its proximity to the city's bustling arts and culinary centers. “It’s the location that really gives Las Vegas its flair,” says Realtor Cody Crawford with Kerr Team Real Estate, who has sold homes across the OKC metro. “Being this close to the center of the urban core is valuable to people who want to be right in the restaurant and bar scenes. It’s such a vibrant part of the city.” Homebuyers here can have their pick between 1920s Craftsman houses bursting with historic charm or fully renovated homes complete with modern comforts, but this area's popularity also means that prices are on the rise.

Historic charmers and total remodels
Originally developed in the first half of the 20th century, Las Vegas’ homes are a smorgasbord of early Oklahoman architectural styles. Craftsman bungalows sit side-by-side with Tudor-inspired cottages and brick Colonials, ranging from modest three-bedrooms with 1,000 square feet to spacious four-beds with upwards of 2,000 square feet. Across the neighborhood, many homes sit on quarter-acre lots — a rare feature when it comes to urban living — framed by mature trees. While there are plenty of well-maintained historic homes here, some are getting a complete makeover. “A lot of them are being bought as project homes to be remodeled or flipped,” notes Crawford, adding that home values have “gone up significantly over the past 10 years” as more and more have been updated. A fully remodeled two-story home can sell for above $650,000, while renovation-ready houses in need of repair can list at just $100,000.

Get immersed in art or grab a bite to eat at the Plaza District
Las Vegas’ proximity to the bustling Plaza and Uptown 23rd Street districts is a large part of its recent appeal. “All the neighborhoods around here started to come back to life when those areas nearby became official districts,” explains Crawford. At less than a mile southeast down 16th Street, the vibrant Plaza District is a walkable destination that’s home to art studios, performance venues and locally owned boutiques. Crawford notes that the monthly LIVE on the Plaza art walk is one of the area’s most popular events. “It's like a big block party, and it’s a good way to immerse yourself in local OKC culture,” he says. Those who prefer the culinary arts will find plenty to love in the Plaza District, too. “There’s just a ton of good places to eat there,” Crawford says, confiding that two of his favorites are Empire Slice and the Mule. Housed in a converted laundromat, Empire Slice has been serving up New York-style pizza since 2013. Meanwhile, the Mule specializes in putting a new spin on the classic Moscow Mule with specialty cocktails like the Mulemosa and Mulechelada. Closer to home, residents can find everyday shopping right across 23rd Street at the Walmart Neighborhood Market.

Future doctors get a head start at Northwest Classen High
Young students in the neighborhood can attend Oklahoma City Public Schools, starting off at Hawthorne Elementary and Taft Middle, both of which score a C-minus from Niche. Northwest Classen High earns a C grade and is one of just two schools in the district with an Academy of Health Sciences. During their third and fourth years, Academy students can participate in paid internships with local business partners in the health sectors.
Indoor and outdoor recreation are a short walk away
While there are no parks within the neighborhood’s borders, residents of Las Vegas can seek out green space at Swatek Park or McKinley Park, which are both roughly a mile from most homes and provide plentiful playgrounds and gathering spaces. Residents don’t have to wait for good weather to get active, though, with a VASA Fitness gym right across 23rd Street.

Walk or catch the bus to get around town
Las Vegas residents are well-connected, whether they choose to travel by foot, bus, bike or car. Some destinations, like the Plaza District, are close enough to walk to, and Downtown OKC is less than a 15-minute drive away. Embark buses stop along the major thoroughfares bordering the neighborhood, a short walk from most homes, while long-distance travelers can reach Will Rogers World Airport in 20 minutes.
