Urban-suburban feel in Mayfield
The sound of planes overhead and cars zooming by have become familiar to residents of Mayfield, a small suburb just a hop, skip and jump away from Interstate 44 and Will Rogers World Airport. The southwest Oklahoma City neighborhood is home to a collection of newer construction houses with ample shopping nearby. Jim Miller, a Realtor with Keller Williams-Yukon says the neighborhood has seen new retail development and is where many employees of the airport and Tinker Air Force Base make their home. “It’s still kind of countryish. It’s a good edge of the city place. If someone wants to be in the city but not too far from the country, this is a good place.” It’s location bordering I-44 cannot be understated. “It’s an ideal spot for commuters who need to get downtown or may travel outside of the city for work,” says Karyn Seabrooke, a Realtor with Key Realty and Property Management, who has 12 years of experience selling in the area. “A lot of people who work or go to school at Oklahoma City Community College are also drawn to the neighborhood because it’s so close to the campus.”
Suburb filled with 21st century brick homes
Houses in Mayfield began to develop at the beginning of the 21st century, so brick houses dominate the area. Three- to four-bedroom new traditional houses with slightly domed entryways and ranch homes sit on small, manicured yards that rarely climb above a tenth of an acre. Because the homes sit so close together, many homeowners have lined their small backyards with wooden fencing for more privacy. The front yards spill onto sidewalk-lined streets, so locals can regularly explore the neighborhood on foot. However, residents with cars can pull into attached garages and short paved driveways. Prices can start for a three-bedroom home at around $170,000 and peak at $230,000 for a property that has been renovated. A four-bedroom home with modern interior updates is listed between $250,000 and $260,000, which is more affordable than neighboring communities like Earlywine and Lakeridge Run, where prices range from $350,000 to $500,000. “Because of the area’s convenience and the price point, the homes are moving very quickly, typically within a week or two,” Seabrooke says.

Grocery stores galore within walking distance
Tucked in the southwestern corner of Mayfield is a Walmart Supercenter, where residents can pick up groceries or other everyday essentials. The small shopping complex also houses Wayback Burgers and sits near a Tropical Smoothie Café. Non La Café serves authentic Vietnamese cuisine where conical hats and lanterns native to Vietnam hang from the ceiling of this cozy local spot. Pub W is another casual hangout where friends and family can catch a game on the TVs at the bar. People can drive 3.5 miles northeast to the Penn Park Shopping Center to find larger retailers like Marshalls, PetSmart and Famous Footwear. Miller says in recent years the area had added a Buffalo Wild Wings and a Cajun Corner restaurant, with development not slowing down any time soon.

An aquatic park and golf course within 2 miles
While Mayfield is primarily residential, locals can venture roughly 1.5 miles south to Earlywine Park and Golf Club. “It’s huge. It’s got everything,” Miller adds. The 99-acre park gets packed during the summer when the aquatic center opens. The expansive pool has a beach-like entry so people can walk in without getting into deep water. Kids enjoy running around the splash pad area with bubbling geysers and water fountains. Three towering slides twist and turn into the water below. Throughout the rest of Earlywine Park, locals go for walks and bike rides along the mile-long trail, play a game of tennis or take their kids to run around the playground. On the park’s eastern end, golfers can take their pick from one of two courses at Earlywine Golf Club. The North course has rolling hills, while the South course has several water hazards, including small lakes and ponds. The South course is also closer to the clubhouse, which is undergoing major renovations and will soon include a covered hitting pavilion and expanded driving range.
