Neighborly connection along Venice Boulevard
The picturesque, tree-lined Venice Boulevard, with its wide, grassy median and inviting park benches, is more than just a street. It’s a hub for connection that sets Oklahoma City’s Venice neighborhood apart. “The boulevard creates a lot of community interaction that you don’t always get in a grid street neighborhood,” says Gary Caplinger, broker associate and co-founder of Verbode. “When we lived there, our children were young, so we would walk over to the boulevard, and the kids would ride their bikes around the median. There were always people walking their pets or just out for an evening walk,” reminisces Caplinger, who’s been a resident of OKC for most of his life. Located in the city’s northwest urban core, this enclave of smaller, historic houses is a magnet for buyers looking to be close to the vibrant Plaza and Paseo Arts Districts.
Two or three-bedroom ranch and midcentury styles
Caplinger notes there’s a variety of architecture here, but buyers will find mostly 1940s and 1950s ranch-style homes resting on grassy lots dotted by trees. “On Winter Drive, there’s a handful of homes that have that strong midcentury style to them and a lot of split-level-type floor plans, which are not common in Oklahoma City,” Caplinger says. Homes vary in size from about 1,000 to 2,000 square feet and usually have two or three bedrooms. Prices in the neighborhood range from $125,000 for a home that needs some updating to the low $300,000s for an already renovated house. Buyers are paying $218,000 on average over the last year.

The Plaza District near Venice is a hub for art and music events, enjoyed by locals.
So much to do and see in the Plaza District
Venice residents have several bars and clubs close by. Still, they are also less than two miles from the trendy restaurants, shops, art galleries and entertainment options at the popular Plaza District. An entire afternoon or evening can be spent grabbing a slice of homemade Drunken Turtle pie at Pie Junkie, catching a Broadway-style show at the Lyric Theatre or learning to dance the Flamenco at Everything Goes Dance Studio. Closer to home, Venice residents can enjoy a spicy, juicy Big John burger at OKC’s oldest and most loved gourmet burger joint, Patty Wagon. To stock up on the essentials, stores like Target, Aldi and Walmart Neighborhood Market are nearby. A 2-mile drive to Penn Square Mall provides ample options for retail therapy.
Hands-on learning at Cleveland Elementary
Venice’s youngest residents can attend the popular magnate school, Cleveland Elementary, which won the Oklahoma Department of Agriculture’s Best Community Collaboration award in 2022 for its student garden. Children can move on to Taft Middle School, which feeds into Northwest Classen High School, where country singer Vince Gill graduated in 1975. His likeness, cast in bronze, can be seen out in front of the building. All three schools receive C grades from Niche. Rising High Christan Academy and Rosary Catholic School are two nearby private education options.
Many children from the area attend Cleveland Elementary.

Green space inside and outside the neighborhood
Venice Boulevard, one of the few remaining historic boulevards in OKC, gracefully winds through the neighborhood, providing a long, meandering stretch of green space where residents can walk their dogs, get in a morning jog or just catch up with neighbors. Swatek Park, just outside the neighborhood, offers a playground and concrete walking paths, while a more robust park experience can be had at Will Rogers Park. Sprawling over 30 acres, the park features tennis courts, a disc golf course, an aquatic center, several gardens and a conservatory.
The Venice neighborhood’s center boulevard provides a long stretch of green space for running.

Venice residents without wheels can walk to EMBARK bus stops.
A walkable and bikeable neighborhood
Venice’s location is a big draw for buyers. “For people who are moving from another part of the city or another state, one of the first things they say is ‘I want walkability’ which is limited in OKC or, if not, easy accessibility to all those places. ‘Can I get there in a couple of minutes in my car? Can I bike to the Plaza District?’” Caplinger recalls. And that’s true for Venice residents. Oklahoma City University is about a mile and a half away, reachable by bike in under 10 minutes. Downtown OKC is less than four miles away. Residents without wheels can walk to EMBARK bus stops on May Avenue. Will Rogers World Airport is a 10-mile drive south on Interstate 44.
