Located along the Jefferson and Bullitt County line, the Hillview neighborhood offers a combination of rural affordability and suburban convenience, just 15 miles south of Louisville. Surrounded by Kentucky countryside, homes here are found on large, multi-acre lots and often come with views of the Kentucky countryside. Even in the more populated, suburban areas, most Hillview residents are just a short drive from farmland and sprawling, forested parks. "A lot of homebuyers here enjoy their location outside the city and being able to get more space for their money," adds Chelsea Smith, a former resident and real estate agent with Re/Max Properties East. Having amenities in the neighborhood also contributes to Hillview's family-friendly environment. Parents take their kids to weekly story times and crafting events at the Hillview Branch Library, or cheer from the sidelines during little league games at Blue Lick Optimist Park. "It's really a classic Americana community with a charming, retro feel," says Smith.
Hillview homes with diverse price points and acreage
Tucked away within the area's surrounding farmlands, buyers in Hillview can choose from a diverse housing selection featuring both large open lots or closely spaced suburban developments. "Hillview offers a great opportunity for first-time homebuyers because there are relatively affordable starter homes, opportunities for remodeling and even new builds," says Monica Dunlap, a local Broker at Totally About Houses. While many homes in the neighborhood are ranch-styles dating back to the early '60s, newer construction options from the 2000s can also be found here. These more modern builds offer larger, multi-floored layouts and traditional exteriors. Most homes sell for just under $200,000 to about $415,000, which is significantly lower than neighboring communities, closer to the city. This affordability is in part due to Hillview's location in Bullitt County. Dunlap explains that "In Hillview, you can find a 2,500 square foot home for under $400,000. You take that to East Louisville and the same home will cost about $500,000 or $600,000."

For those living in Hillview, county lines also determine public schooling options. For students in Bullitt County, Overdale Elementary is centrally located and walkable from many residences. Rated with a B-minus by Niche, Overdale also boasts a 14-to-1 student-to-teacher ratio. Older students can attend Zoneton Middle and North Bullitt High School, both of which also receive C ratings from Niche. North Bullitt's Youth Services Center aims to promote academic achievement, well-being and better transitions into and out of school by offering counseling and job development resources. Those looking for alternative schooling options can also send their kids to Little Flock Christian Academy, a private Baptist school serving kids in kindergarten through Grade 11.

Getting around the greater Louisville area
While Hillview's streets are quiet enough that residents can take walks or go on bike rides throughout the community, cars are still necessary for getting around. Residents are never more than about 5 miles from Interstates 65 and 265 (also known as the Gene Snyder Freeway). Commuters in the area can also drive the 15 miles to Downtown Louisville in just over 20 minutes, or get off Interstate 65 a few exits earlier to find Louisville International Airport. In the case of a medical emergency or for those working in the medical profession, the University of Louisville Health's South Hospital is right within the neighborhood as well, located just off Hebron Lane.
Local shopping and dining on Preston Highway
Despite Hillview's pastoral vibes, residents don't miss out on local conveniences. A central shopping area along Preston Highway puts residents within a 10-minute drive of Kroger, Kohl's, Walgreens and a Walmart Supercenter. Just across Snyder Freeway, a Meijer and Aldi provide additional options for groceries. When looking for something fun to do, the Cinemark at Preston Crossings is also close by, serving up popcorn and comfy seats for catching the latest flicks. In terms of dining out, one option is the Hillview Family Diner. This popular, hometown spot serves feel-good American food like fried chicken strips, coleslaw and collard greens and is family-owned and operated. For something different, folks can find Latin staples at El Acapulco Mexican Restaurant, or try Japanese dishes like tempura, seaweed salad and sushi at Juno Japanese Restaurant.

"With farms in the area and parks just a short drive away, there's a lot of outdoor space and greenery in Hillview, even if you're not buying a bunch of land yourself," says Dunlap. Located at the center of the neighborhood, McNeely Lake Park offers residents 746 acres of open space and is one of the largest parks in the Louisville Metro Parks System. A popular destination for hiking, this park offers shady, wooded trails, a playground and plenty of wildlife like ducks and herons. With a handicap-accessible fishing pier and a boat ramp, fishing for small-mouth bass or kayaking along the lake's calm waters are also common activities. Another nearby outdoor space is Broad Run Park. With over 600 acres of hardwood forests and trails, residents can hike along the scenic waters of Floyds Fork, spot beautiful waterfalls, or find fields of flowers along the Wild Hyacinth Trail. The park also offers a playground with climbing structures and a "sprayground" where kids can run through water features to cool off during the summer months.

For fun, locals often head into nearby Shepherdsville, which is located just 8 miles south of Hillview. Families with kids can visit Kart Kountry where they'll find an arcade, mini-golf and outdoor go-cart tracks. For the adults in the household, Hillview's location at the heart of "bourbon country" means direct access to the James B. Beam American Outpost and Forest Edge Winery for tours and tastings. Visitors can explore the grounds or peruse their wide selections of spirits as they explore the Kentucky Bourbon Trail.
