Olivehurst offers a small-town feel for those looking to get away from Sacramento but still be within commuting distance. “By and large, people are friendly, and they’ll say hello and acknowledge you,” says Wes Moody of Realty One Group Complete, who’s sold in the area since 2003. “It’s pretty diverse here, too, and you have people from all different backgrounds.” These 25,000 residents live in a half-farmland, half-suburban atmosphere and enjoy some of the lowest housing prices in California. Though Olivehurst doesn’t have a lot of shopping and dining in town, it’s close to nearby cities and commercial hubs. “Olivehurst is a close-knit community with affordable cost-of-living, access to outdoor recreation, and promise of continued growth in Yuba County,” says Rachel Abbott, Yuba County Public Information Officer. Rolling hills and river proximity are added bonuses for those who want to get outside, as Olivehurst receives over 240 days of sun.

Commuting to Sacramento and other neighboring communities
Highways 70 and 65 run right through town, and residents can use it to visit neighboring communities like Linda and Marysville. It also connects to Highway 99, which leads south to Roseville, 30 miles away and to Sacramento, which is 40 miles from Olivehurst. Because many residents work in Sacramento or Roseville commutability is essential. Beale Air Force Base, another larger employer in the area, is 17 miles east. For commercial flights, Sacramento International Airport is the closest commercial option. Yuba City, five miles north, is home to Adventist Health, the nearest hospital.
Closer to home, the city has plans to make getting around easier and safer. “Olivehurst is set to benefit from a substantial Public Works project that will enhance roadways and drainage systems,” says Abbott. “This project includes installing 26,000 feet of new storm drains, 52,000 feet of new sidewalks, and 52,000 feet of new bike lanes across multiple streets, improving safety and accessibility for residents.”
Home prices less than half of California median
“Olivehurst is still much cheaper than Sacramento and Roseville, where many of these residents have employment,” says Moody. “You have prices here in the 300s, and that commute is totally doable.” While California’s median sold price is around $900,000 as of April 2024, and Sacramento’s median price of $500,000 for a single-family home, the median in Olivehurst is $415,000. “Olivehurst offers high-quality entry-level homes that are priced competitively compared to the greater Sacramento region, making it a desirable option for first-time homebuyers and young families,” says Abbott. Homes constructed after 2000 can go for as much as $550,000 in the southern parts of town, while pre-1960s homes hover around $300,000 toward the north. Most properties are ranch-style with three bedrooms and spacious yards, and due to a lack of homeowners associations, buyers can personalize as they see fit.

New Bullards Bar Dam and Northern California fires
Olivehurst is just south of the confluence of the Yuba and Feather rivers and has been prone to massive flooding. Levee breaks in the 1980s and 1990s resulted in massive damage and economic hardship. Since then the county has focused on mitigating any future flooding. “The dam’s spillway eroded in 2017, and we had to evacuate,” says Moody. “It was fixed within the year, and they’re continuing to improve it. We haven’t had any problems since then.” Olivehurst is in a dam inundation zone, so homeowners aren’t required to have flood insurance. The area is now protected by a 500-year levee flood protection, a result of nearly half a billion dollars in levee improvements. Abbott says this effort is to support ongoing growth and ensure the community's safety. As an added consideration, Olivehurst is within 25 miles of high-fire-risk areas. Residents can sign up for CALFire Alerts to be safe. The Cascade Fire in 2017 scorched 10,000 acres in these foothills and resulted in death and property damage.
Marysville Police Department serves Olivehurst
Though no statistics are available for Olivehurst specifically, as the community is served by the Marysville Police Department, which reports data to the FBI. Property crime reported by the Marysville Police Department has been on a steady decline since 2022. Property crime peaked in March of 2022, with a total of 38 reported crimes taking place. Violent crime been treading down since 2020, briefly peaking in the first half of 2023 before dropping again in June 2023.
Shopping and dining around Olivehurst Avenue, nearby towns
Several locally owned restaurants cluster along Olivehurst Avenue and the city has a handful of local convenience stores, while Costco and Walmart are a couple of miles north in Linda. For boutiques and thrift stores, Marysville is just across the Yuba River, and its Asian and Mexican restaurants give residents some more options. The Marysville Peach Festival is also here, where more than 150 vendors gather in the town’s historic district. Yuba City, across the Feather River. has more traditional department stores. Somewhat hidden in surrounding farmland, Wheatland’s Hard Rock Casino offers some excitement five miles from home, while Toyota Amphitheatre hosts big names like the Jonas Brothers and Noah Kahan.

Neighborhood parks and Grays Beach
The Olivehurst Public Utility District maintains 50 acres of parks as well as Plumas Lake. Olivehurst Community Park is one of the largest options, and its baseball fields are less than a mile from local schools. Thrill-seekers can head north to Marysville, as E-Street MX Park hosts motocross and four-wheeler races. If that’s not enough excitement, offroad cars compete at nearby Marysville Raceway. Nature lovers cast lines in Ellis Lake. Grays Beach, about 10 miles south, gives inlanders a taste of the open water on the Feather River. “There’s a boat ramp around that area, Star Bend,” says Moody. “You could drop your boat in the water and use the Feather River to go all the way to Sacramento and make a day of it.”

Marysville Joint Unified School District serves Olivehurst
Marysville Joint Unified School District serves 10,000 students across its 23 schools, which Niche rates an overall B-minus. Four elementary schools, one intermediate school, and one high school operate in Olivehurst. Lindhurst High added a four-year engineering pathway in the fall of 2024, partnering with the University of California Davis and Yuba Water Agency. This program focuses on coding, robotics, and computer science, and more than 40 teachers have completed its corresponding training.
