A woodsy neighborhood near the heart of Olympia

Cain Road is a woodsy residential neighborhood in southeast Olympia whose secluded ambiance belies its proximity to downtown and Interstate 5. The neighborhood’s outdoorsy atmosphere is enhanced by the expansive Watershed Park, the city’s largest green space, which borders Cain Road to the northwest. Most of its homes are walkable to both Washington Middle School and Olympia High School, making for a convenient schoolgoing experience for younger residents. “You get a nice mix of modern and well-maintained homes over there,” says local Realtor Robert Elvin of eXp Realty. “It’s not quite walkable to downtown, but you can get there pretty quick. And the highway makes getting around the area easy.”

Midcentury and contemporary homes, low CAP crime score

While the neighborhood has been part of Olympia since the town was founded in the mid-19th century, residential development in Cain Road didn’t begin in earnest until the mid-20th century. Today, the neighborhood’s housing stock is made up of a combination of larger-than-usual midcentury ranch-style homes — most of which offer between 1,700 and 3,500 square feet of interior space — and more recently built contemporary two-story homes. Most homes in the neighborhood go for between $600,000 and $900,000, though townhomes in the relatively small BlackBerry Hills community on the east side of the neighborhood can go for a little under $500,000. Many homes back up to trees, and the many evergreens throughout the neighborhood give the area a sense of quiet. “It’s definitely one of the prettier parts of town,” says Elvin. “There are towering old-growth pine trees everywhere, and people really take care of their homes and their yards.” The neighborhood has a CAP Index Crime Score of 2 out of 10, well below the national average of 4 out of 10.

Highly rated, highly walkable Washington Middle

The neighborhood’s public schools are administered by the highly rated Olympia School District. The district has an A grade on Niche, as do Pioneer Elementary, Washington Middle School and Olympia High School. Washington Middle is within the neighborhood itself, and Pioneer and Olympia High share a campus bordering the neighborhood to the west, so a sizeable fraction of the neighborhood’s children are within a short walk of all the schools they’ll attend in their primary school careers. Olympia High offers a slate of dual credit courses for college credit in partnership with South Puget Sound Community College.

Watershed Park and hiking trails

Watershed Park, one of Olympia’s largest and most popular parks at 153 acres, is just west of the neighborhood and features a network of hiking trails that run through temperate rainforest, offering a peaceful escape just a short walk from many homes in the neighborhood. Other outdoor options include McGrath Woods Park, which has a playground and athletic field, along with its own somewhat smaller forested walking path.

A Safeway close by, and only 3 miles to downtown

Depending on what part of the neighborhood one’s in, it’s less than 2 miles to the nearest shopping district, which is found west of the neighborhood at the intersection of North Street and Cleveland Avenue. The area is home to the local Safeway supermarket, along with a selection of coffee shops and restaurants, including longstanding Italian eatery Pellegrino’s. Downtown Olympia and the Washington State Capitol Building and Campus are 2 to 3 miles from most homes in the neighborhood via Henderson Boulevard. Historic downtown Olympia is the center of the town’s dining and cultural scenes, and hosts most of the city’s most popular local shops, along with the popular Olympia Farmers Market. For a wider variety of restaurants and retail options, West Olympia’s sprawling Capital Mall is about a 6-mile drive away and offers larger department stores and a wide variety of chain restaurants.

Quiet streets but close to I-5

Cain Road's residential streets are generally quiet, and there are no major roads in the neighborhood. Even its namesake, the eponymous Cain Road, which bisects the neighborhood north to south, has a 25-mile-per-hour speed limit. That said, most of the neighborhood is within a 2-mile drive of Interstate 5 via Henderson Boulevard, so getting around greater Olympia is a fairly straightforward affair. Buses, overseen by Intercity Transit, run along the borders of the neighborhood, along Boulevard Road and 22nd Avenue, but these can be hard to reach for some residents, and the vast majority of locals rely on private transportation.
