Natural beauty with proximity to downtown Olympia and other amenities
Surrounded by natural landscapes, West Olympia sits west of Budd Inlet, a southern portion of Puget Sound. With many homes encompassed by towering trees— including firs, oaks and sequoias— the community grants a bit of privacy and solitude without sacrificing the conveniences of nearby Downtown Olympia. "Like many areas in the Pacific Northwest, West Olympia's residential areas are scenic and filled with trees and other greenery," says Matt Murray, lifelong Washingtonian and Realtor with Van Dorm Realty. "The benefit of living in West Olympia, though, is that there is a mall, movie theatres and many restaurants, and it's still close to the city center."

Forested trails and golfing along Puget Sound
Both modest and expansive green spaces are sprinkled throughout the community. Since the early 1900s, the Olympia Country & Golf Club has served the community, offering over 6,000 yards of tree-lined fairways, recreational courts, a fitness center and al fresco dining with the Sound as its backdrop. Burri Park, a dog-friendly forested area, features nature trails for strolls and hikes, vast fields, mulched play areas and resting benches with sweeping views of meadows. West Bay Park is a few miles south of the community and offers 17 acres of waterfront green space. Kayakers and boaters can access the launch, while open fields are ideal spots to run free with pups and picnic tables overlook its namesake waterway. A West Bay Park path connects to the Garfield Nature Trail, providing a serene escape with nature watching and footbridges. Saturday Market at West Central Park happens from 10 a.m. to 3 p.m. and hosts several local artisans, food trucks and live music. Specialized events include Hippie Day, Kids Day and Star Wars Day, with each theme reflected in live performances and crafts.

Major retailers and dining on the Sound
Centrally located, the Capital Mall area houses many shops and eateries. Olympia Coffee Roasting Co. serves pastries and beverages in a modest take-and-go spot. “There are many favored restaurants,” says Murray. "But everybody loves Vick’s.” Vick's Pizzeria has been celebrated for over 25 years as a community staple. This family-owned pizza shop remains committed to using locally sourced and handmade ingredients. Tugboat Annie’s is the sole stand-alone waterfront restaurant located on the west side of the Sound. It provides outdoor dining on the patio with views of boats docked in the distance. Fitting with its waterfront locale, menu options primarily include seafood dishes. “Shopping in West Olympia is a bit different than shopping downtown,” says Murray. “There are more national retailers and Capital Mall has just about everything. When Nordstrom Rack opened, many people were very excited about that.” Along with Nordstrom Rack, which opened in 2023, other shops include HomeGoods, REI and TJ Maxx. There is also the Cinemark Century Olympia Movie Theatre. For everyday grocery and cooking needs, Trader Joe’s and Haggen stock fresh produce and other essentials.

Homes among the trees and waterfront views
“On the west side, there is a nice mix of established homes and a few newer homes,” says Murray. These well-maintained ramblers and newly renovated two-story homes date back to the 1960s through the '90s. They are enveloped with lush vegetation and often rest on double lots or larger, with some close to an acre. Ramblers cost around $650,000, while renovated homes cost $800,000 to a little over $1 million, for a waterfront property with expansive balconies granting vistas of the Sound and Mt. Ranier.
