“Armbrust Acres defines ‘perfectly located,'" says Sherri Hinkel, Realtor with Keller Williams Greater Omaha. “With its striking landscaping, mature trees and family-sized homes, it’s no wonder many residents have lived here a long time.” The neighborhood is anchored by Zorinsky Lake to the south and West Center Road to the north. Downtown Omaha is just 15 miles east. Two entrances provide the only vehicle access to the neighborhood. A dedicated Homeowners’ Association maintains common spaces, coordinates events and communicates important information.
The streets in Armbrust Acres are wide and well-maintained. Most have sidewalks which allow neighbors to enjoy walking their dogs or logging their daily steps. Large maple, oak and fir trees provide shade for yards and common areas. Many homes here were built in the 1980s, and they generally sell quickly but don’t come on the market often. As of early April 2024, there were only six homes for sale in Armbrust Acres, which testified to its popularity and is explained by its size. There are only about 715 homes in Armbrust Acres.
Single-family homes range from Colonial Revivals to New Traditionals
Architectural home styles include Colonial Revivals, New Traditional, and updated ranch-style homes. Armbrust Acres also has a fair number of in-ground pools. Contemporary-style homes from the 1980s with varying roof lines have recently sold from $320,000 to $400,000. Four-bedroom brick New Traditional homes have recently sold from $460,000 to $550,000.
Students can attend highly-rated Millard Public Schools
Students can attend Millard Public Schools, which Niche gives an A grade and ranks the No. 2 best school district in Nebraska. Students can begin their education with pre-kindergarten at Harvey Oaks Elementary which receives a B-grade from Niche. Millard North Middle has an A-minus by Niche and offers numerous athletic programs including football, cross country, volleyball, basketball and track & field. Neighbors enjoy walking their dogs in the open green space that’s accented with blue spruce trees. Center Park offers nine acres of green spaces and amenities, including tennis courts, a playground, a basketball court and paved walking paths. Fishing fans enjoy Zorinsky Lake and Papillion Creek Reservoir and can catch Largemouth Bass, Walleye, Black crappies and Channel Catfish. Zorinksy Lake Park offers two modern playgrounds, baseball diamonds, soccer fields, a football field, and hiking and bike trails.
Upscale shopping spots and established restaurants
Boutiques can be found at nearby Wright Plaza. Garment District Omaha features stylish women’s clothing and accessories from New York City designers. All Seasons Floral and Gifts will solve the problem of searching for the perfect gift with more than beautiful flowers. Groceries are nearby at HyVee on 180th Street and Target on West Center Road. Seafood lovers head to Shucks Fish House for Lobster Guacamole and a popular happy hour. Dante gets plenty of great reviews for its wood-fired pizzas accented with local ingredients. Parliament Pub is an English-inspired pub with outdoor seating, live music and a thing for classic rock n roll.
Zorinsky Lake hosts popular events year-round
Zorinsky Lake, with over 255 acres, offers excellent fishing and boating. Residents will spend long days and even weekends at “the lake.” Additional outdoor amenities include miles of walking and biking trails, baseball diamonds, soccer fields and a universally accessible fishing pier. Kids in Armbrust Acres can take advantage of nearby Camp Zorinsky in the summer.
