As suburban expansion of Omaha pushed west after World War II, one of the pockets that initially escaped development was about 100 acres belonging to prominent Omaha physician, Dr. Charles Tomlinson, a passionate arborist who planted his land with thousands of trees. Now developed as the northern part of the broader Brook Hollow neighborhood in western Omaha, Tomlinson Woods is a gated community of about 90 custom homes, each still bearing the trees and shrubs planted by Tomlinson’s own hands.
The remaining 18 homes in Brook Hollow, south of Tomlinson Woods, are between Woolworth Plaza to the north and Bel Air Drive to the south. Single-family brick homes and attached brick condominiums are common. Three houses of worship operate either in Brook Hollow, or just outside: Presbyterian Church of the Cross, Liberty Church and Christian Science Church.

In a gated enclave, original Tomlinson Woods homes from 3,500 to more than 5,000 square feet feature one- and two-story brick construction, extensive renovations and lush tree-covered yards. Homes range from $675,000 to more than $1 million.
Just outside the gates of Tomlinson Woods are more contemporary luxury homes from the 1950s and 1960s with strong post-modern influences. Brook Hollow condominium homes and single-family expanded ranch-style homes range from $500,000 to over $1 million. One-story brick ranch-style condominium homes with 3,500 square feet have recently sold for $525,000 to $800,000. Swimming pools and creeks with small bridges can be found inside the community.
“Homes here are exceptionally well-maintained in Brook Hollow,” says Gillian Hanus, Realtor with Nebraska Realty for more than 15 years. “Despite their relative age, few come on the market needing major overhauls. Homeowners here are very house proud and updating their homes is a labor of love.”

Pickleball, parks and private golf courses
“Blue Sky Patio Pickleball Courts is a cool, new venue in nearby Regency Landing,” says Hanus, adding the club is getting a lot of attention at its location less than a mile from Brook Hollow. The club also features mini bowling and a four-season covered patio with a full bar.
Although there are no city parks inside Brook Hollow, 10 city parks are within a 3-mile drive. Families with young children enjoy Brookside Park, a pocket park southeast of the neighborhood, with a playground, open space, a creek-fed pond and paved walking paths. Rockwood Park, about 2 miles southeast of Brook Hollow, includes a sand pit for building castles and a playground with slides and towers. Tennis courts and picnic tables under shade trees complete the picture.

Eppley Airfield is expanding with a multi-million-dollar renovation
Eppley Airfield, the city’s airport, is 17 miles northeast from Brook Hollow on Interstate 80. The airport serves 30 about nonstop destinations, including Atlanta, Chicago, Los Angeles and New York City, though some are seasonal. In the midst of a $950 million renovation, the expanded airport—set to finish in 2028—will provide more parking, new terminals and a covered front entrance.
Interstate 680 is the eastern boundary of Brook Hollow and connects drivers from western Omaha northwest to Crescent, Iowa. Lincoln is about 50 miles southwest, while Kansas City, Missouri, is 190 miles south.

Rockbrook Village offers neighborhood events and festivals
Since 1962, the mixed-use retail neighborhood of Rockbrook Village has been a leader in community events in central Omaha. Just 2 miles south of Brook Hollow, it is home to more than 40 restaurants, retailers and professional services. The annual Village Art Fair has been held every September since 1971. At Christmas, Santa in the Village brings families together to enjoy carriage rides and the opportunity to meet Santa himself. Springfest’s art and craft show kicks off in May, while June’s Wine Walk means summer is here.
