Greentree-Iron Ridge-Tranquility was first developed in the 1970s and 1980s in an area selected for its quiet and seclusion, tucked in among a park, a reservoir, a creek and nearby golf courses. Today, the neighborhood remains “a bit secluded, but it offers plenty of nearby conveniences, which really makes it desirable,” says Gary Willis, Realtor with NP Dodge Real Estate. He adds, “The homes are also well-maintained and competitively priced.” A few minutes' drive away, you'll find schools, churches, shopping and restaurants, many of which simply didn’t exist 40 years ago. The Tranquility View subdivision anchors the northern half of the neighborhood, with about 500 two-to-three-bedroom homes. Maplewood Estates, an all-ages, pet-friendly mobile home park, takes up the southern half of the area.

Home styles in Tranquility View include raised ranch and ranch-style homes, split-entry, multi-level and Colonial Revivals. Sale prices in the first six months of 2023 ranged from $180,000 to $290,000. A three-bedroom split-level home with 1,700 square feet on a quiet cul-de-sac was recently listed for $215,000. Homes in Maplewood Estates range from $32,000 to $75,000. A recently remodeled home built in 2014 with three bedrooms, 1,200 square feet and a roomy front porch was recently listed for $75,000.

Fullerton Magnet Center Elementary offers pre-K through fourth grade and focuses on communication skills, electronic media and writing skills. Buffett Magnet Middle serves a diverse population of fifth through eighth graders and consistently ranks at the top of district middle schools. Burke High is notable for hosting the annual Nebraska State Track Meet, and for offering a Freshmen Academy that helps students transition to high school. Sophomores select from one of three career academies to help prepare them for future education and career success: Air & Space, Communications & Marketing, and Business & Analytics.

Greentree Park offers four acres of green space along with a basketball court, a playground, a picnic shelter and walking paths. If you enjoy soccer, tennis or coaching Little League, you’ll want to visit Tranquility Park. It has nearly 375 acres including eight lighted baseball fields, 25 tennis courts and plenty of green space. Tranquility Soccer Complex, which is part of Tranquility Park, has 17 soccer fields and will embark on a game-changing $54 million investment project starting in 2023 to build a premier youth multi-sport complex and tournament facility. If you’re a golfer, you’ll enjoy living near minutes away from several public and private golf courses including Champions Run and Eagle Run Golf Course.

Craft beer fans will enjoy Monolithic Brewing. They offer small-batch craft beers, seasonal favorites and outdoor seating with views of an adjacent lake. After a challenging round of golf, enjoy a relaxing evening of sushi and sake at Hiro 88 West Maple. Upscale and attractive, this is the place you take someone you want to impress, even if that person is yourself.

There are plenty of shopping options all around Greentree-Iron Ridge-Tranquility. Fabulous Fashions Boutique offers a wide array of casual and fancy women’s clothes as well as funky accessories. Mauve Clothing offers trendy fashions at realistic prices. For home décor and bed linens, Target is minutes away on 132nd Street. Walmart Neighborhood Market has school supplies, groceries and plenty of weekly specials.

Despite the name Tranquility being attached to nearby parks and the neighborhood itself, this west Omaha neighborhood offers a bustling location and competitive pricing to draw homebuyers looking for their first home or investment property.
