Named for the towering maple trees that line its compact streets, Maple Village is a West Omaha suburb that provides a community and plenty of nearby entertainment. Located less than 10 miles from downtown Omaha, residents don’t have to leave the surrounding area unless they want to. That is because the village offers a community pool, multiple parks, a municipal golf course and long-standing restaurants. “It is a nice little area,” says Kyle Anderson, a Realtor with Liberty Core Real Estate and former Maple Village resident. "I loved living there because as soon as you walked out of your front door, it felt like you were in nature. The golf course, park and elementary school are all connected, so you can take runs or walk your dog in a massive green space.”

Starter homes west of downtown Omaha
Under the shade of lush maple trees, compact neighborhood streets are lined with tight sidewalks. Maple Village offers mostly split-level properties, but buyers can also find a small selection of ranch homes and Colonial Revivals with built-in garages on large property lots. Maple Village offers the Terrace Garden Townhomes and the Colonial Apartment Homes for those looking for maintenance-free living. “The market in the Midwest tends to pick up as we head towards spring, and we are starting to see that. Maple Village has mostly starter homes, but people stay there for a while. Prices in Omaha tend to be on the cheaper side than the national average,” Anderson says. Prices fluctuate from $200,000 to $353,000, but buyers can expect a four-bedroom split-level for $275,000.

Omaha Public Schools within walking distance
School-aged children are districted for Omaha Public Schools, which earns a B-minus on Niche. Each child is assigned a school based on home address, but students can apply and be approved to attend another school. Depending on location, one path is Dodge Elementary, Morton Magnet Middle and Burke High School. To support its students' core studies, Burke offers pathways in business, marketing and analytics, air and space, and communications. According to Niche, the elementary and middle school each grade a C, while the high school scores a B-minus.
Edison Elementary School can be found just south of Maple Village.

Getting outside in Maple Village
One of the benefits of Maple Village is its private community pool, which is available at an additional cost to members. Known as the Maple Village Country Club, the heated pool features a zero-depth entry for tots and has a swim and dive team for kids ages 8-18. Country club members can play tennis or sand volleyball at the adjoining courts. At the heart of the neighborhood is the 23-acre Maple Village Park where neighbors converge to take advantage of its expansive playground and walk or run along its trail. The park has multiple sports fields and is home to the Omaha Suburban Athletic Association, which runs youth sports leagues in baseball, flag football, softball and volleyball. Connected to the park is the Warren Swigart Golf Course, a 9-hole municipal course operated by the Omaha Parks and Recreation Department.

Longstanding neighborhood restaurants with international fare
While Maple Village is in a big city, locals don’t have to travel far to go shopping or find quality restaurants. On North 90th Street, there's an Aldi, Baker’s and Walmart Neighborhood Market, or they can check out hardware stores like Westlake Ace Hardware. With an array of longstanding restaurants right in the neighborhood, locals can grab a gyro from Jim and Jennie’s Greek Village, head to the original Romeos Mexican Food and Pizza, or get Chinese takeout from the House of Lee.

Small community events in Maple Village
The community is home to various churches, including St. James Catholic Church, Holy Cross Lutheran and Maplewood Methodist. All three places of worship provide small groups and gatherings for all ages. Maple Village is less than 10 miles west of Downtown Omaha, where they can find multiple restaurants, annual events and the Omaha Zoo.

Maple Village is bordered by Interstate 680 on its western edge and State Highway 64 to the south, leading towards downtown Omaha and access to what the city offers. The Omaha Metro runs multiple bus routes through the neighborhood, including the Route 98 – Maple Village Express, which shoots straight into downtown.
