Easygoing suburbia in Military Avenue
Leafy walkable streets, locally owned restaurants and a major highway make up the Military Avenue neighborhood, creating an appealing suburb that’s 3.5 miles west of downtown Omaha. But what really stands out and adds some quirk factor is the prevalence of historic modest homes ready to be transformed into a magazine worthy property. Living in the Military Avenue neighborhood is "a preservationist’s dream," says Will Hagel, Realtor with BHHS Ambassador Real Estate. “There are still properties here from the 1920s that have not been significantly renovated, just waiting for someone to grab them. People who live here really want to preserve and live in old homes.”
Military Avenue is a rolling hilly neighborhood covered in mature shade trees.

Historic bungalows and cottages in the low $100,000s
Bungalows and cottages are the most predominant style of housing in Military Avenue. As mentioned by Hagel, some of these properties await remodeling, while others are move-in ready. Still, even if there has been a total interior makeover – with new floors, paint, kitchen appliances and bath fixtures – prices remain competitive with surrounding neighborhoods. For example, a refurbished two-bedroom bungalow from the turn of the 20th century can sell anywhere from $130,000 to $160,000. Increased square footage and additional flourishes like brick accents can account for price differences. Homebuyers will find the streetscapes filled with sidewalks and small yards with sparse landscaping. Some of the larger homes, such as ranches, have attached garages – but it’s common for bungalows and cottages to simply have a strip of driveway to the right of the house.
Military Avenue also features Bungalows in a variety of sizes and aesthetics.
Flowers and expressive landscaping are common throughout Military Avenue.

Pedestrian friendly public spaces
Metcalfe Park is the neighborhood’s most prominent public space, located on the west end. The park’s triangular shape is novel, and at one tip there’s a roundabout where five different streets converge. Grassy space stretches across four acres, and there’s a playground. Boulevard Trail is a popular paved path that begins in the park, extending three miles to run parallel along Happy Hollow Trail, under the shade of mature trees.

An eclectic dining scene near Metcalfe Park
Saddle Creek Breakfast Club is located near the roundabout attached to Metcalfe Park, and is a popular daytime spot. When it opened in 2020, eager diners would often wait an hour for classic dishes including eggs, bacon, hash browns and pancakes. Vegan options are highlighted, and eclectic offerings like Banana Bread French Toast are often featured. The dining scene continues to expand from here, with Wamo Restaurant serving up Somali cuisine. Sgt. Peffer’s Café is a casual Italian restaurant ideal for grabbing a pizza and easygoing conversation, with plenty of Beatles paraphernalia to keep customers entertained.
Small retailers add a boutique element to Military Avenue. Mike’s Vinyl is a haven for record collectors, while Janousek Florist & Greenhouse is a fourth-generation business offering green wares. Walmart Neighborhood Market on Saddle Creek Road acts as a big-box grocer, but Hamilton Food Market sells drinks and snacks.

Buses on Radial Highway
Military Avenue is a highly walkable neighborhood, featuring an easy-to-navigate grid of streets, shaded sidewalks and pedestrian pathways like the Boulevard Trail. Buses run along Radial Highway, which is also a key corridor for commuters heading to downtown Omaha. It’s worth noting that 52nd Street runs along the west end, and locals will remark that this corridor produces a lot of traffic and noise pollution.
