Historic neighborhood primed for intentional investment

Monmouth Park, in North Omaha, was founded in the 1880s and grew rapidly due to its location near the Omaha-Chicago Railway, and, in the 1920s, the new electric streetcars offering easy access to downtown. The neighborhood was one of the first in Omaha to intentionally integrate in the 1960s, though segregation stubbornly reasserted itself. Now, the neighborhood is “well-positioned for restoration and transition,” says Adam Fletcher Sasse, an author and educator who runs NorthOmahaHistory.com, a website dedicated to preserving the area’s history. “There is potential for this neighborhood to once again be a substantial, important and meaningful place to the rest of Omaha as well as to the residents who live there now.”

Access to Transit Center and not far from downtown

While the old streetcar may not run any longer, downtown remains under 5 miles away. Busses run along Ames Avenue and Sorenson Parkway, and the North Omaha Transit Center is two blocks south of Ames for more public transit options. Eppley Airfield offers flights on most major airlines, and is only four miles away.

Historic buildings and affordability

“Today, the Monmouth Park neighborhood might have the highest percentage of new housing in North Omaha,” Fletcher Sasse says. He attributes this to the intensive work of housing nonprofits in the area over the past few decades. However, many original turn-of-the-20th-century homes still stand, some with modern updates. Milt Schneider, Associate Broker with Nebraska Realty, estimates the median build year of the neighborhood to be 1925. Some common styles are two-story Craftsman, American Foursquare and bungalows. Prices range from just under $100,000 to $225,000, making the area lower cost compared to much of Omaha. Schneider works with many first-time home buyers in the area, including those looking to qualify for Federal Housing Administration loans. “It is an economical way to get an FHA home,” Schneider says.

Serving up Southern comfort food

Southern food features prominently in the neighborhood. Southern Spoon offers a take on Hispanic comfort food while Jim’s Rib Haven focuses on barbecue. Cajun Kitchen serves up jambalaya and homemade cheesesteaks. Aldi, on 30th and Sorensen, is a short drive away for groceries and home essentials. For a quick beverage on the go, Scooter’s Coffee, a prominent Omaha chain, sits on the corner of 30th Street and Ames Avenue.

Fishing, golf and community programming

Residents of Monmouth Park have access to several large city parks. People fish at the Fontenelle Park lagoon or cool off at the spray ground during the hot summer months. Adams Park Community Center offers programming for all ages, from kids’ summer camp to senior meal service. Miller Park is north on U.S. Route 75, where people golf, fish, picnic and play on the playground. History enthusiasts can check out Fort Omaha’s historic grounds and house museum.

Magnet schools and learning for all ages

Local students can attend Skinner Magnet Center, a public elementary school that earns a C-minus from Niche. McMillan Magnet Middle School scores a C-minus as well, and Omaha North Magnet High School earns a B-minus. North High offers specialized curriculum and increased focus on STEM. Adult students can explore programs, including associate degrees and career certificates, at Metropolitan Community College, just across Sorenson Parkway.

Summer music and library programs

Omaha Performing Arts hosts a free summer concert series at Miller Park, which runs from June until August each year. The Charles B. Washington Branch of Omaha Public Libraries offers story time, book clubs, and a weekly “Spark Your Story” series in which locals, such as newscasters and architects, present on their careers.
