Neighborhood in Omaha, Nebraska
Douglas County 68144
“Quiet, secluded, and tucked away – that’s Oakview/Southwest Park,” says Marla Alberts, Realtor with BHHS Ambassador Real Estate, “but the homes hold their value and when one comes on the market, it does not last long.” Attentive map readers might wonder about the design of this “L”-shaped neighborhood of just about 500 homes. But behind its odd shape sits a tiny neighborhood that is surrounded by great schools and restaurants and is within walking distance to neighborhood parks. Its location is also less than two minutes to both W. Center Road and I-275, the main thoroughfare linking west Omaha to downtown.
Mostly developed between 1970 and 1980, Oakview/Southwest Park was built for families gravitating to the Millard School district. The incredible popularity of split-level homes is evident throughout the neighborhood which boasts tree-lined streets and sidewalks. The advantage of split-level homes, which is still apparent today, is that buyers can get an extra bedroom and bathroom for a more attractive price than with other home styles. Nearby properties have recently sold for $220,000 to $290,000 which gets you three or four-bedrooms, two-baths and one or two-car garages. Price can vary further when significant upgrades or total renovations are evident. Many homes in the area feature new roofs and new windows.
Families are drawn to highly rated Millard District public schools which is rated No. 2 of 242 Best School Districts in Nebraska. Willa Cather Elementary offers pre-K through fifth grade and is rated A by Niche. Millard North Middle is ranked 11th out of 131 Best Public Middle Schools in Nebraska by Niche. Notably, it is the only middle school in the Millard district to offer an International Baccalaureate (IB) program. Millard North High is also an IB school, with an overall ranking of A-plus by Niche, and is ranked the #1 Best Public High School in Nebraska, out of 265 schools.
Kingswood Park features a picnic area and a playground as well as two baseball fields that are frequented by local Little League teams during the spring and summer. This lush park has eight acres of green space and some amazing climbing trees that will capture the attention of kids who’ve outgrown the playground.
Kids and kids-at-heart will get a kick out of being within walking distance of Dragon’s Lair Comics and Games. When their tagline is “We sell cool stuff”, you know kids are going to love it. B & B Theater is nearby which makes planning movie night a cinch. Sugar Coma Custom Treats is a local destination for custom-made cakes, cookies, cupcakes and other wildly decorated delights. They also host birthday parties and offer cake and cookie decorating classes.
Bliss Salon will attend to all your hair, skin and nail preferences. When the week has been a long one, sign up for a massage. Panda House offers traditional Asian favorites and has plenty of five-star reviews. Try their sesame chicken and the pan-fried dumplings. Sean O’Casey’s Irish Pub is known for their Reuben sandwiches and their homemade soups. They also offer drafts and local brews with a full bar to boot.
Home buyers in Oakview/Southwest Park will love the walkability – or the short drive – to the Millard Branch Omaha Public Library, the Southwest Branch YMCA, Guitar Center, Barnes and Noble, and Kohls. Groceries are nearby at Konark Grocers and Walmart Supercenter. You simply can’t beat “quiet, secluded and tucked away” when it also comes with incredible proximity to all your shopping and dining desires.
