Pacific Heights residents are house-proud and tight-knit
“I love Pacific Heights because it has the most unique mix of homes, builders, custom designs and architectural styles,” says Kyle Schulze, a Realtor at BHHS Ambassador Real Estate. “I didn’t think I’d find a modern house in west Omaha, but I found it here,” says Schulze about his 1979 custom-built knockout. “People here are not only proud of their homes, but they’re actively involved in caring for the neighborhood,” continues Schulze, citing a redeveloping neighborhood association for fostering a vibrant community. Owners are house-proud, as seen in the quality of updates done and the frequency of professional landscaping framing many yards.
According to Schulze, every weekday morning during the school year, neighbors wearing safety vests hand out coffee and doughnuts to parents who walk their kids to school. On the Fourth of July, children lead a parade of festively decorated bikes from J. Sterling Morton Elementary School to the local fire station. A Spring Easter Egg Hunt, summer barbecues and a Holiday Lights Competition continue the friendly energy of Pacific Heights throughout the year.

Homes sell quickly but infrequently
Not only do homes in Pacific Heights sell quickly—most in fewer than five days—but they also don’t go on sale often. As of mid-April 2024, there were just two homes for sale in Pacific Heights. Within the previous 12 months, only 18 homes were sold out of a neighborhood with 590 homes. Mid-century modern split-level and ranch-style homes have recently sold for about $265,000 to $350,000. New Traditional homes with varying rooflines and four bedrooms have recently sold from $340,000 to $460,000.
