Set on the Sabine River along the Texas-Louisiana border, Deweyville was once a sawmill town for the Sabine Tram Company in the early 1900s. A fire ended that industry in the 1940s, and Hurricane Harvey and subsequent flooding destroyed much of the community's infrastructure in 2016, but Deweyville has remained resilient. The town, with less than 600 people, was largely rebuilt—including its schools. And while it maintains a rural feel, Deweyville has a convenient location near the midway point between Beaumont, Texas, and Lake Charles, Louisiana-- a draw for those working in or around those cities. "Because it's on the Texas-Louisiana border, there's a lot of options in terms of work. There's probably up to 30 refineries within an hour of Deweyville," says Tim Williams, a South Texas native and Realtor with Keller Williams Elite.

Floods and hurricanes are a regular occurrence
Like most towns and cities near the Gulf of Mexico, Deweyville experiences a high risk of hurricanes and flooding, which is exacerbated by its proximity to the Sabine River. "They've had a lot of major flooding in that area," says Williams. "We do have hurricanes, and if it happens to go north up the Sabine River, then it might stall around there."
Homes rebuilt under new building codes
Most people who live in Deweyville are longtime residents, so homes don't come on the market often. When they do, the median price for homes is about $217,000, according to Williams. There also aren't many older homes in town due to flooding throughout the years. "A lot of the homes are newer because they had to rebuild and put them on stilts," Williams says. "There's been a lot of flood issues there over the years, but now there are new building codes, so if your house is on a flood plain, you have to build your house several feet off the ground." As a result, many residents carry flood insurance.
