History and natural beauty throughout the Palisades
Palisades is a high-end enclave perched cliffside over the Hudson River, rich with picturesque natural locales. It’s also appealing for its upscale homes and spacious lots, its proximity to the Palisades Parkway and its location right on the New Jersey state line, so locals can commute to Newark or New York City in an hour or less. “People are drawn to the natural beauty, it’s surrounded by roughly 3300 acres of parklands; so the atmosphere is very bucolic,” says Richard Ellis, a broker and owner with Ellis Sotheby's International Realty with over 13 years of experience serving the Hudson Valley. “There are also two historic districts, so it can feel like walking back in time in some areas.”
Several spots to hike or golf nearby
Tallman Mountain State Park is within Palisades, so locals can enjoy riverside views and hiking trails. There are also athletic facilities, including a swimming pool, a running track, tennis courts and a playground. Just minutes to the south, residents can explore the massive Palisades Interstate Park, a 2,500-acre protected green space, with 30 miles of trails for hiking or cross-country skiing along the forested cliffs on the Hudson. The park also features the Giant Stairs, a unique formation of rocks that parkgoers can climb and hike across. “Palisades is also in the town of Orangetown, which has a lot of activities like public golf courses and stuff for kids to do,” says Ellis. Locals can head to Tappan Golf Center for the driving range or tee off at Blue Hill Golf Course, which has 27 holes.
Wide variety of home styles in a luxury market
“The types of homes in Palisades are the most expensive in Rockland County,” says Ellis. The median price of a single-family home in Palisades is $1.8 million, more than double the median price for Rockland County. “The luxury market that I define as homes of $2 million or more is active here, and comparable to other Hudson River communities like Piermont, Grandview and Nyack,” says Ellis. The community is an architectural smorgasbord, with homes built from the 1700s to the early 2010s. Buyers can find time-tested colonial estates sitting beside prewar stone cottages and midcentury ramblers. The community hosts the fabled subdivision of Snedens Landing to the east of Palisades Parkway, and the Closter Road–Oak Tree Road Historic District to the west. A drive through Palisades reveals stately dwellings on spacious lots, tucked along narrow, hilly roads with dense tree cover. Snedens Landing has garnered a lavish reputation, with numerous celebrity residents coming and going over the years, from Orson Welles to Bjork and Angelina Jolie.
Top Rockland County schools close by
South Orangetown Central School District serves Palisades and is ranked by Niche as the No. 1 best school district in Rockland County. Students can attend William O. Schaefer Elementary School and South Orangetown Middle, which are both rated an A by Niche, while Cottage Lane Elementary gets an A-minus, and Tappan Zee High School gets an A-plus. Palisades is also home to the Lamont Campus of Columbia University, with the esteemed Lamont-Doherty Earth Observatory organization operating at the cutting edge of earth science research.
Small diners at home, with access to Piermont and NYC for greater shopping
Along Hillside Avenue is the popular pit stop, The Filling Station, serving burgers and fries from an old fueling station. In the neighboring town of Piermont, there’s a variety of local diners to choose from, like Cornetta's Restaurant & Marina, for a seafood dinner with views overlooking the Hudson. “Food shopping is often done locally, and while the Palisades community is not a typical suburban area, you can take Palisades Parkway to reach franchise stores,” says Ellis. “You're right on the cusp of New York City and New Jersey for clothing options.”
Palisades Parkway connects residents to Newark and New York City
Commuters can reach Manhattan after a 20-mile drive south along Palisades Parkway, while Newark is 32 miles south. Both commutes take 45 minutes to an hour, depending on traffic. Coach USA buses stop along U.S. Route 9W, which cuts through Palisades. White Plains Airport is 23 miles east for domestic and international flights.
