Storied Victorian-era suburb on the Hudson River
South Nyack welcomes many people to Rockland County, as it’s the first hamlet off the Gov. Mario M. Cuomo Bridge on the west side of the Hudson River. Its bisecting commuter highway, while convenient, has not made it into a drive-through bedroom suburb. Just outside of its more commercial namesake village, South Nyack has remained a stately enclave of elegant historic homes with views of the Hudson River. “Nyack has its own village government and houses the downtown, but the two are very similar and very connected. A big part of the population is coming up from Brooklyn – they're used to that walking lifestyle where they get a village feel. It’s very special here. It’s a real community,” says Nancy Blaker Weber, an associate broker with Howard Hanna Rand Realty who has specialized in the area for more than 20 years. In South Nyack, former Brooklynites can experience a sense of settled suburbia that still rivals the city in terms of its quirks. This small riverside pocket combines an outsized trove of creative Victorian aesthetics, walkable access to Nyack’s artsy downtown, proximity to trails of many types and community spaces with unexpected histories.

Victorian is a bucket term, but it’s accurate for South Nyack; single-family homes built in the mid-19th through early 20th centuries decorate streets with the curving mansard roofs of Second Empire homes, turret-topped Queen Annes and the stately, boxy forms of Colonial Revivals. Sidewalks pass under shady trees to the east of the New York Thruway, while the west side is hillier, more forested and tends toward winding, narrow roadways more than walkable blocks. Both sides of the highway boast properties with scenic vistas over the Hudson River. Smaller, simpler homes that stand closer together sell for $550,000 to $785,000. Larger square footage and lot sizes, as well as high levels of renovation or architectural flair, bring prices to between $750,000 and $1.2 million. To the east of the New York State Thruway, but streets become hillier, less walkable and more private on the west side. Many rent apartments in converted historic homes or in a few townhouse communities and larger complexes. Units in midrise co-ops sell for $310,000 to $500,000.

Public Nyack schools and a series of private institutions
Upper Nyack School earns an A-minus from Niche, as does Nyack Middle School. Students graduate from the A-rated Nyack High School, which offers Advanced Placement courses for those interested in earning college credit by taking AP exams.
The property near Nyack Middle School has seen flexible usage over time. Dedicated students and novelty-seeking socialites flocked to the Clarkstown Country Club in the early 20th century, its name incongruous with the operations of Pierre Bernard’s sprawling yoga retreat; the native Iowan was an early pioneer for marketing tantric practices to Americans and was also known as The Great Oom. Once the yogis (and their elephants) moved out, the private, Christian Nyack College acquired some of the expansive estate and operated there until the campus was purchased by Yeshivath Viznitz D’khal Torath Chaim in 2020.
Upper Nyack School is a highly rated public elementary school.

Recreation from the Hudson River to Blauvelt State Park
Private docks on South Nyack’s waterfront launch kayakers into the Hudson River; those without backyard access can head to the boat launch at Nyack’s Memorial Park or a few nearby marinas. Along South Nyack’s western edge, hikers have hundreds of acres of forested trails to explore at Blauvelt State Park, which lead to the spray-painted remains of a World War I rifle training range and its underground tunnels. The Mario Cuomo Bridge Pathway takes cyclists across the river, while the Raymond G. Esposito Trail connects to other Rockland County bike trails. A playground stands beside the fenced-in areas at Elizabeth Place Dog Park, while sports courts and another playground are at the center of Franklin Street Park.

Shopping and dining in Nyack
Main Street and Broadway intersect just north of South Nyack, lined with the quirky, modern businesses filling Nyack’s historic downtown. Crystal shops and trendy boutiques stand down the street from the Nyack Fresh Market supermarket. The dining scene is lively, full of dozens of restaurants serving global cuisines and bars like Olde Village Inne, an Irish pub that keeps its kitchen open into the wee hours. While South Nyack is almost exclusively residential, the name and interior design of the hamlet’s own Coffee Ride Cafe reveal it as a favorite stop for cyclists just off the Gov. Mario Cuomo Bridge path. A few houses of worship stand closer to Nyack, including the grand, red and white Iglesia La Mision.

Monthly festivals in Nyack
Summer concerts at Memorial Park and weekly farmers markets draw crowds to Nyack through the year, but the neighboring village’s regular street fairs are favorites for visitors and locals alike. Live musicians and hundreds of vendors take over the streets and parking lots in Nyack’s downtown on a Sunday almost every month through the spring, summer and fall.

Commuting to NYC across the Hudson River
The Gov. Mario M. Cuomo Bridge takes many commuters across the Hudson River by car and by bike each day, but most are still calling it the Tappan Zee Bridge. The New York State Thruway offers a roughly 35-mile drive to Manhattan and traveling closer to 30 miles on the Palisades Interstate Parkway takes about the same amount of time. Tarrytown’s train station is less than 7 miles away, offering a roughly 50-minute ride to Grand Central Terminal. Hudson Link buses travel between commuter hubs in Rockland and Westchester counties, while Rockland Coaches operate a longer-haul commuter service all the way to Manhattan. Montefiore Nyack Hospital is just over a mile away, and Westchester County Airport is nearly 20 miles away.
NY Thruway noise and flood zones in South Nyack
The New York Thruway can be a source of noise pollution in South Nyack. “There are areas where you have thruway buzz, but there are others that are pin quiet. It depends where you are,” Blaker Weber advises. A handful of scattered inland areas and homes settled along the Hudson River also fall into flood zones, so buyers should consult maps to determine potential risk.
