A walkable and leafy Orinda neighborhood
Between the Bay Area and the growing inland city of Walnut Creek, comfort is key in Orinda Woods. “It’s the singular luxury planned development unit in Orinda,” says Chris Swim, a Broker with Compass. “It was designed for affluent downsizers. But we’ve seen a change in the demographic where young families are moving into the townhomes to take advantage of the price per square foot.” The community was also designed to be walkable and is centered around a community tennis area. “You’ll see a lot of people walking around the neighborhood,” says Finola Jane Fellner, a Realtor with Compass.
Golfing at the Orinda Country Club
The Orindawoods Tennis Club is within walking distance of most homes in the neighborhood. The Orinda Country Club is about 1 mile west. It has an 18-hole course, tennis courts and a large clubhouse. “Many residents are members of the country club,” says Swim. “They enjoy golf and country club life.” The Lafayette Reservoir is 3 miles east. The water is open for fishing and boating and has 10 miles of hiking trails that provide views of the water. “It’s a very bucolic environment where people love to go and walk,” says Swim. Also, just outside of the neighborhood boundaries is the St. Stephens Trail to the east for hiking and biking and the Orinda Community Park to the south for picnicking and playing on the playground.
Large estate homes and townhomes
Orinda Woods has a mixture of multi-acre estate properties, townhomes and single-family homes that are highly sought after. “It costs a lot of money to buy in there,” says Swim. Styles range from villas to brown shingle craftsman homes. Single-family properties sell for $1.8 million to $3.5 million, and properties at the top of the price range tend to have 4 to 5 acres. Townhomes sell for $1.4 million to $1.6 million. The neighborhood streets are full of grassy medians and shade trees, as well as sidewalks. Orinda Woods also has a CAP Index Crime Score of 2 out of 10, which is lower than the national average of 4.
Orinda Public Schools
The area is served by Orinda Union School District, which has an A-minus rating on Niche. The school system is part of Orinda Woods’ appeal. “People come to Orinda for the great schools,” says Swim. Wagner Ranch Elementary School and Orinda Intermediate School both have A ratings. Miramonte High School has an A-plus rating and has after-school activities like filmmaking club, future skills club and robotics club.
Getting around Orinda
Route 24 runs along the neighborhood’s east side and provides access to the surrounding Bay Area. Orinda BART station leads into San Francisco, Oakland and Walnut Creek. It’s accessible by car, and the community offers a shuttle to the train station. The Oakland International Airport is 20 miles away, and the Sutter Pacific Medical Foundation is 2 miles south.
Shopping and dining in Lafayette
There are two small shopping centers 1 mile south on either side of Route 24. Local restaurants in this area include Casa Orinda, an Italian restaurant known for its fried chicken and Old West-inspired setting. Safeway and the Orinda Theatre, the local movie theatre, are also located in this area. Lafayette, about 5 miles east, is a shopping destination for the area and it has restaurants like Postino, which offer Italian cuisine in an upscale setting. “Before anyone goes into [San Francisco] or Walnut Creek, people go to Lafayette or Orinda for dinner,” says Fellner.
