"It's one of the oldest neighborhoods in Orlando, and that's why you don't have cookie-cutter housing," says Dowdy. Home prices typically range from $400,000 to $900,000, although the neighborhood's largest homes can list for 2 million or higher. The area has seen flooding in recent years, and homeowners are encouraged to have flood insurance.

Most notable is the Nomad Bakehouse, an ethically sourced neighborhood bakery whose pop-ups generate long lines and quick sellouts. Customers can pick up orders at the baker's own home on Delaney Avenue. Delaney's Tavern, which features elevated American fare in an upscale urban setting, is another local favorite. Several other options are concentrated at The Market at Southside, where Cecil's Texas-Style Barbecue has been "meating" the demands of hungry residents for more than 30 years. The Market also includes the convenient shopping options of Publix and the Walmart Neighborhood Market.

"People are attracted to the location," Dowdy says. "What's really nice is that you're five minutes from downtown, and all the highways are close by." Additionally convenient for lengthier travel is the nearby Amtrak Station. The instantly recognizable Mission Revival-style building has been the center of the region's train service since it was opened in 1926. Residents can head to Orlando Health Arnold Palmer Hospital for medical needs, located right next to the community.
