"I love this area; you've got lots of those old '50s homes along curving brick and asphalt streets," says David Dorman, a local Realtor at Century 21 Professionals with over 25 years of experience. "It's a really quaint area, lots of trees around and you're close to the 408." Most of the neighborhood's homes were built in the 1920s and 1940s through the 1950s. Homebuyers have a range of cozy bungalows and Craftsman-style houses to choose from. Mid-century ranch-style houses are also common, featuring open floor plans and large windows to maximize natural light. Quality schools and proximity to downtown have brought some newer developments to the area. Large yards and in-ground pools are common household amenities, along with proximity to parks and freeways. Prices typically range from $500,000 for an average-sized ranch-style house to $1.1 million for a large Craftsman house on a half-acre lot.

High marks from Lake Como School and Boone High
Public school students are served by Orange County Public Schools, beginning their academic journeys at schools such as Lake Como School from pre-kindergarten to eighth grade. "Over the past five years or so since Lake Como K-8 opened and Boone High School's grade went from a B to an A, the whole area has been stepping up," says Ben Gilbert, a Realtor at Keller Williams Realty at the Parks with over $12 million in local sales. Students move on to secondary institutions like Boone High School. Both schools have Niche scores of A-minus or higher.
