Tucked away just five miles west of downtown Orlando, Lake Mann offers a quieter slice of life for people who want to stay close to the busy streets of the central business district. With the neighborhood surrounding a 260-acre lake open to the public, residents can enjoy relaxing at home by the water. The lake area mainly comprises low-slung contemporary and midcentury bungalows and ranch-style houses. In addition to its single-family homes, the medium-density neighborhood includes apartment complexes and public housing sites, all arranged in a classic grid-like pattern, with a few streets shaped around the lake’s banks and curves. “It’s centrally located,” says Christopher Grenier, an Orlando-area agent and investment property guru with Elegant Realty. “It’s a low-income area with affordable housing, and it’s close to the interstate.”

With an average home value of $250,000, the Lake Mann area is far below Orlando’s market rate. The inclusion of apartments and other multi-family housing in the community evenly splits the area between renters and homeowners. Prospective buyers can find undeveloped quarter-acre lots for as low as $50,000, while older 1,000-square-foot bungalows requiring repairs sell for around $100,000. Older homes in better condition range from $150,000 to $250,000. IB and medical magnet programs at Jones High School

Students in the community can attend Washington Shores Elementary School in the heart of the neighborhood. Niche gives the public grade school a C rating. From there, students can advance to Carver Middle School and Jones High School, which Niche give a C and B-minus, respectively. Fishing and boating from McQueen Park

Living around Lake Mann provides easy access to outdoor activities. The lake is publicly accessible through the boat ramp at Gilbert McQueen Park. This small park is tucked away in the streets of Lake Mann Estates subdivision. It includes a playground, baseball field and fishing access. Residents can picnic in the open fields of Roosevelt Martin Park, a small but lush plot of greenery on the north end of the lake. Commuting by LYNX bus and easy access to Interstate 4

Locals can board LYNX transit buses along Columbia Street and Ivey Lane, the neighborhood’s other main thoroughfare, to commute to work and visit other parts of the city. Motorists also find it easy to drive around, as the Route 408 toll road and Route 423 John Young Parkway connect to Interstate 4, the Orlando Health Arnold Palmer Hospital and downtown’s various institutions and cultural offerings.
