Lake Mary Jane’s seclusion is increasingly unique in Orlando
The Lake Mary Jane community, named for a secluded body of water southeast of Orlando, is surrounded by parks and two residential developments: Isle of Pines and Live Oak Estates. The two subdivisions border the lake’s north and east sides, while green spaces to the west and south ward off encroaching development. When Rick Smallish moved to Orlando from Wisconsin, he and his wife sought something separate from Central Florida’s constant growth. They found it in Isle of Pines. “You can’t find a lot of places like this left in Florida,” says Smallish, now the president of the property owner’s association. “People are constantly getting other people knocking on their door, asking if they want to sell their house.”
Buyers can find large yards and lakefront properties
Pines and palms shade ranch homes and separate lots in Isle of Pines, where Smallish watches from his front yard as deer skitter around and neighbors ramble by on four-wheelers and golf carts. “If I had a complaint, it would be you can’t get any yard work done because neighbors come by on a golf cart with beers and want to have a beer with you,” he says. In Live Oak Estates, the landscape is slightly more manicured, but Mediterranean-style and new traditional homes still enjoy privacy on 1-acre lots.
Homes in Isle of Pines typically range from $400,000 to $700,000, while houses in Live Oak Estates vary from $635,000 to about $1 million. In either community, houses on the lake with private docks can cost between $825,000 and $1.9 million. Flood zones cover most of the lakefront, so mortgage lenders may require homebuyers there to have flood insurance.
The CAP Index crime score is 1 out of 10, lower than the national average of 4.
Recreation on the lake and marshland trails
While much of the lakefront is covered with homes, Moss Park on the west side allows for public access to a boat ramp and fishing piers. A short canal connects Lake Mary Jane to nearby Lake Hart, giving boaters two bodies of water to explore. Isle of Pines has its own small park with a boat ramp, maintained by the property owner’s association. It’s voluntary to join the association, and those who pay annual dues get access to the park, where they can store kayaks, use the playground and shoot hoops. To the south, hiking and equestrian trails wind through the marshes of Isle of Pines Preserve.
Isle of Pines POA organizes events
In Isle of Pines, property owner’s association dues also fund events, from Easter egg hunts to Christmas celebrations complete with turkey dinners and a visit from Santa. The association also launches fireworks from the boat ramp on July 4, and the community feasts on fried fish that fathers and sons catch together on Father’s Day.
Retail, dining and art shows in Lake Nona
Residents can venture about 7 miles from Lake Mary Jane to reach shops, restaurants and events in Lake Nona, a 17-square-mile master-planned community. Along Narcoosee Road, Walmart, Lowe’s Home Improvement, Publix and other large retailers operate stores. In Lake Nona Town Center, eateries vary from Bosphorous, a Turkish restaurant, to Foxtail Coffee Co., an Orlando-area chain. The town center also hosts events open to the public, such as weekly Art After Dark showcases and the larger Lake Nona Art Festival in February.
Highly rated and state-of-the-art schools nearby
Children attending Orange County Public Schools can start at Moss Park Elementary School, advancing to Innovation Middle School after fifth grade. Both schools receive Niche grades of A-minus. Niche has not yet graded Innovation High School, which opened in 2024. Innovation High was designed to be the prototype for future high schools the district builds; it’s equipped with a massive auditorium, outdoor classrooms and facilities for career pathways such as biomedical science and engineering.
Moss Park Elementary School is part of Orange County Public Schools and has an A- rating on Niche.
Innovation Middle School is part of the Orange County Public Schools and has an A- rating on Niche.

State Road 417 and Orlando International Airport outside the neighborhood
Car is the typical way residents get in and out of the neighborhood, which has no public transit access. In Lake Nona, there’s an on-ramp to State Road 417, which drivers can use to get around the Orlando area. The region’s famous theme parks, such as Walt Disney World Resort and Universal Orlando Resort, are about 30 miles or less from Lake Mary Jane. Planes occasionally pass over Lake Mary Jane on their way to Orlando International Airport 13 miles away.
