From undesirable land to a retail wonderland
Until 2002, the land where The Mall at Millenia now stands was undesirable. The Conroy Road overpass didn’t exist, and there was little in the way of commercial or residential properties save for a few subdivisions featuring small single-family homes. So, the neighborhood of Millenia wasn’t really a thing. Then came the 1.2 million square foot indoor shopping complex with sunlight-studded ceilings and more than a hundred retailers, including high-end brands like Christian Louboutin and Gucci. Soon others joined, including national retailers like Target and IKEA, hotels and luxury condo and apartment complexes. Today, this buzzy Orlando neighborhood is one of the city’s most bustling, thanks to the waves of tourists who make it a must-see during their vacations. It’s also one of the more affordable areas in the city, which is a big draw for residents looking for easy access to theme parks, nature spots and, of course, shopping.

Big box retailers flank the mall; restaurants are plentiful
The neighborhood’s marquee attraction is The Mall of Millenia, which sits in the middle of the neighborhood off Conroy Road. Currently, it features about 130 stores ranging from Gucci and Hermes to Urban Outfitters and Pottery Barn. Thanks to its location close to Orlando theme parks and hotels, the mall buzzes with activity most days. Outdoor shopping centers flank the mall, featuring big box retailers like Target, HomeGoods, Costco and IKEA, often as busy as the mall. "I've never been to that IKEA without it being packed," says Rochelle Warriner, a Realtor with United Real Estate Preferred who sells throughout Central Florida. “If you want Swedish meatballs, you better get there early!” Publix is also conveniently located close by for more grocery options. Residents have a wide variety of restaurants to choose from, both in the mall and just outside. Earl’s Kitchen & Bar is a national chain located on the mall's second floor and features upscale casual dishes and an outdoor patio. Naradeva Thai is a locally owned spot occupying the corner spot in a small shopping center just off Millenia Plaza. It serves authentic dishes like Pad Thai and a variety of curries.

Condos, townhouses and single-family homes are available
While fully 80 percent of those who live in this neighborhood rent, Millenia does offer a wide range of housing styles for sale. Several suburban subdivisions feature 1970s-era ranch-style homes, some fixer-uppers and some newly renovated. Many homes feature two-car garages or carports and grassy front yards dotted with trees and other plant life. While sidewalks are abundant throughout these subdivisions, most residents drive to the mall or take the Lynx bus, which has stops along major thoroughfares like Conroy Road, West Oak Ridge Road and South John Young Parkway. The gated condo and townhouse complexes on the neighborhood's eastern side were built primarily in the early 2000s. These complexes often feature community pools and playgrounds for the children that live there. Single-family homes range in price from $265,000 to $375,000, with more expensive homes featuring fresh renovations. Condos and townhouses range from $140,000 for a one-bedroom to $490,000 for four bedrooms and two and a half baths. Regarding crime, this neighborhood scores a 6 out of 10 on the CAP Index, two points higher than the national average. This number is higher than the average due to property crimes like motor vehicle theft.

Residents get active at Clear Lake
While there are no parks in the neighborhood, plenty of outdoor recreation spots are nearby. Clear Lake, a 360-acre freshwater lake just north of the neighborhood, is a popular spot to take boats out and go fishing. Next door is Clear Lake Park, which offers traditional park amenities like biking and jogging trails, a separate walking path, picnic tables, fitness stations where visitors get some exercise, and two playgrounds: a tot lot for kids two to five years old and another for older kids up to 12 years old.

Oak Ridge High offers career-focused magnet options
Kids in the neighborhood can start their education at Millennia Gardens Elementary School, which serves prekindergarten through fifth grade and has a C rating on Niche. From there, they often head to Westridge Middle School and Oak Ridge High School, which score a C-plus and B, respectively. Oak Ridge High serves about 2,500 students and has a student-teacher ratio of 21-to-1. It offers several magnet options, including programs in aviation and aerospace engineering, digital media and gaming, hospitality management, and 3DE by Junior Achievement, which focuses on entrepreneurship. There are also private schools serving the area, including several faith-based ones.
Millennia Gardens Elementary is a highly rated public school in Millennia.

Interstate 4 runs along the neighborhood’s west side, which locals can take to downtown Orlando, about 6 miles away. Or they can hop on Florida’s Turnpike, which runs through the neighborhood’s southwest corner. Orlando International Airport is about 20 miles away and offers flights worldwide.
