A "livable neighborhood" in a growing area of Orlando
South Semoran offers the opportunity to get in on the ground floor of a conveniently located Orlando neighborhood on the rise. “South Semoran is now considered part of the Gateway District, which is specifically designed by the city to start gearing up for development,” says Rochelle Warriner, a Realtor with United Real Estate Preferred who has been selling homes in the Orlando area since 2019. “South of 408, it’s a growing area with a lot of commerce, and now it’s starting to grow residentially.” Residents enjoy quick and easy access to South Semoran Boulevard, a convenient commercial and transportation corridor that provides direct access to State Route 408, also known as the East-West Expressway. Both the Orlando International Airport and the city’s buzzy downtown district are about 5 miles away. “It’s a very livable neighborhood, and because it’s close to so many main thoroughfares, you can get just about anywhere in a matter of minutes,” adds Warriner.

Ventura Country Club is a highlight of the varied housing options
The neighborhood features contemporary single-family homes, condominiums and townhouses as well as older housing stock, much of which is midcentury ramblers. “It’s not as established as some of the other nearby neighborhoods; it’s much more entry-level,” says Warriner. “But there’s room for growth, and it’s a really great place to enter into the Orlando market.” Established homes start from the low $200,000s and rise to the low $300,000s for recent remodels; newer homes range from the mid-$300,000s to the high $500,000s. Condos start in the low $100,000s for one-bedroom units, while three-bedroom townhouses can go into the high $300,000s. Manufactured homes starting at $50,000 provide the most affordable alternative. Gated communities include the Ventura Country Club, whose residential offerings are a microcosm of the neighborhood. “You’ve got condos, townhouse, villas and single-family homes,” says Gina Carbonetti, a Realtor with Home Again Realty LLC who has been working in Central Florida for more than 20 years. “A lot of snowbirds live there, and it’s one of the few places in Orange County where you can do Air BnBs.”

High Tide Harry's is a neighborhood favorite
There is an array of retail and dining options along South Semoran Boulevard. Sedano’s Supermarkets is a popular grocer at the Century Plaza shopping mall in the neighborhood’s northwest corner, while Publix and Walmart anchor the Lake Frederica Shopping Center. There’s also a Walmart Neighborhood Market nearby. Local favorite High Tide Harry’s features fresh oysters shucked right at the table. “It’s a family-run place that’s been around for almost 30 years,” Warriner says. “They are packed all the time.”

Golf course, nearby neighborhood center are the top recreational options
Ventura Country Club, which recently underwent an expansive renovation, features an 18-hole golf course that stretches for 6,000 yards among the landscape of Central Florida’s natural wetlands. The course is open to the public year-round. Residents of the golf community and club members enjoy additional resort-style amenities that include a community pool and tennis courts. Golfers of all skill levels can hone their game at the nearby Bad Dog Driving Range. Additional recreational activities are available at the Englewood Neighborhood Center just north of the neighborhood. The center features a gymnasium, pool and fitness center and includes additional athletic spaces for basketball, soccer, softball and volleyball. Developmental basketball, soccer and flag football classes are open to area youth, and fitness classes for adults and seniors are offered throughout the week. The neighborhood is far enough outside the city center that those seeking to enjoy the oceanfront recreation of the Space Coast are only 35 to 40 minutes away. “That’s a normal drive in Orlando these days,” says Carbonetti. “Because you are not far from the 408, you can go to Satellite Beach, Indian River, Cape Canaveral.”

South Semoran Boulevard provides convenient work commutes
South Semoran is well-connected to much of the Orlando area. “If you’re an airline employee, the neighborhood gives you great proximity,” Carbonetti says of the ride to Orlando International Airport, which is less than 5 miles south. “You just go straight down Semoran Boulevard.” The Orlando Executive Airport is even closer, about 3 miles north. And with Downtown Orlando also close by, residents have access to a pair of SunRail commuter stations and an Amtrak Station.
The 408 or east-west expressway gives South Semoran commuters a quick ride to downtown.

Neighborhood is home to two elementary schools
Michael McCoy and Ventura elementaries are neighborhood schools rated C-plus and C, respectively, by Niche. Sixth- through eighth-grade students can attend Liberty Middle School, rated B-minus, or Roberto Clemente Middle School, rated C-plus. Colonial High, a B-minus-rated school located in nearby Azalea Park, offers magnet programs in information technology and veterinary animal science.
McCoy Elementary School is a K-5 public school with around 500 students in Orlando, FL.
Liberty Middle School is located on South Chickasaw Trail in Orlando, Florida.
