A close-knit neighborhood with a long history
Spring Lake features a desirable mix of historic homes in a close-knit, established neighborhood on the outskirts of downtown Orlando. “There’s an extreme sense of community here,” says John Pinel, a Realtor with Premier Sotheby’s International and longtime resident. “Everyone here is pretty close.” Anchored by the Country Club of Orlando, the neighborhood quickly became an attractive destination in the 1920s. In the late 1950s, residents successfully fought plans for commercial expansion along Tampa Avenue. This resulted in the creation of Country Club Townhouse Estates. Both the Spring Lake neighborhood at large and Country Club Townhouse Estates offer residents easy access to helpful information and keep them connected through detailed websites that include community bulletin boards and classified ads. “We have an optional HOA, and part of our dues go toward neighborhood events,” says Pinel. “We have an annual party, typically in the fall, and we have a big barbecue where the mayor comes out and we have fire trucks for the kids. We also have a Halloween party and an Easter egg hunt.”

Housing features historic homes and established post-war construction
Spring Lake’s single-family housing is highlighted by a diverse collection of period homes. The neighborhood’s earliest homes were heavily influenced by Mediterranean styles incorporating elements of Spanish and Middle Eastern motifs. The first home built in the neighborhood, at 716 Ramona Lane, is an example of Spanish Mission architecture. Spanish Colonial Homes, notable for their decorative stucco facades and red terra cotta roofs, are the most common type of period home in Spring Lake. Subsequent construction included an array of Anglo-American period homes that features Colonial Revival homes and Tudor Revival homes recognizable by their peaks and prominent chimneys. Ranch-style homes became popular after World War II for their ability to incorporate garages for the country’s newest fascination, the automobile. They are the neighborhood’s most common type of contemporary architecture, which also includes midcentury-modern designs, split levels and newer custom homes. Prices typically range from $500,000 to $900,000 for established housing, while the neighborhood’s newest homes can list in excess of $1.6 million. The French Provincial-style properties in Country Club Townhouse Estates list between $350,000 and $600,000.

Country Club of Orlando is the center of activity
The Country Club of Orlando is a private establishment, although it is central to the neighborhood’s identity. “Ours is a very established neighborhood,” says Pinel. “The big attraction is the country club, and I would estimate that 50 to 60 percent of the residents are members. Kids ride their bikes and skateboards to the country club.” The country club, which was built in 1911, 14 years before the development of Spring Lake began, is one of the largest in Florida. It covers more than 160 acres and features an 18-hole golf course designed by the legendary Donald Ross. The private club has consistently been updated through the years. The Mediterranean-style clubhouse was renovated in 2000, and the golf course underwent a reconstruction of its own in 2017. Today, The Country Club of Orlando is a state-of-the-art facility that also includes twelve tennis courts, a wellness center and several dining options. Spring Lake itself is a small private body of water, but residents seeking waterfront recreation will find it at Lake Ivanhoe Park in neighboring College Park. The popular recreational complex offers walking trails and relaxing green spaces set among the area's natural landscape. Fishing is a popular pastime on the lake, which is large enough to support an array of water-related activities. The recently constructed Orlando Tennis Center, a 4,000-square-foot complex that includes 17 lighted courts, anchors the recreational amenities in the nearby Orlando Packing District.

Educational options include charter and traditional public schools
Students in Spring Lake have access to a variety of educational options. Orlando Science Elementary and Orlando Science High share a campus in Spring Lake. The tuition-free charter schools are among the highest-rated public institutions in Orange County, rated A-minus and A-plus, respectively, by Niche. Orlando Science Middle School is located 3 miles north of the Spring Lake campus. Students also can attend traditional public schools. Lake Silver Elementary is rated C-plus. Rock Lake Elementary and College Park Middle are C-plus-rated schools. Edgewater High is a B-plus-rated school that features an Engineering, Science & Technology magnet program.

Colonial Drive corridor features grocery shopping, Michelin-rated Chinese eatery
Retail and dining options are concentrated along the Colonial Drive corridor. Residents have access to an array of ethnic restaurants as well as the nearby Lotte Plaza Market, a full-service grocery store that specializes in Asian food. “They have all kinds of unique foods, including a French-Vietnamese bakery on-site. I’ve never been to a place that has so many kinds of food from so many places,” says Rochelle Warriner of United Real Estate Preferred, who has been immersed in Orlando-area real estate since 2019. “It’s not a quintessential American grocery store, so you can’t get everything, but if you want milk or eggs or toilet paper, they have it. It’s one of my favorite new spots in Orlando.” Taste of Chengdu, a restaurant whose Michelin-rated specialties are an innovative twist on traditional Sichuan cuisine, is a featured dining destination along Colonial Drive. Residents also have access to the eclectic eateries and boutique shops that line trendy Edgewater Drive in neighboring College Park. Turci Pasta is an upscale restaurant that serves up homemade delicacies, while Foundation is a quirky one-stop shop for vinyl records and vintage clothing. A Walmart Supercenter in neighboring Princeton/Silver Star provides another convenient retail option.

Bus stops along Colonial Drive provide quick and easy access to public transportation for work commutes and travel throughout the area.
