An exurb outside Oroville
Bangor, California, shares a name with the more prominent city in Maine and it's not just coincidence. Prospectors who traveled to Northern California during the mid-19th-century Gold Rush named the settlement after their hometown. While the small community outside Oroville never made it big, it continues to attract people looking for a more rural lifestyle away from a major city center.
Getting around in Bangor
Residents will need a car to get around, as wide spaces can separate neighbors from each other and residents from stores, the post office and the town. La Porte Road is the busiest thoroughfare in the neighborhood and runs 25 miles south to Yuba City. Oro Bangor Highway is another route in and out of town. It connects Bangor residents with Oroville, 15 miles north. Sacramento International Airport is 65 miles to the south.
Turnkey properties in Bangor and land parcels
Bangor’s landscape gently slopes as the Sierra Nevada foothills taper off. “Bangor is a foothill community with large land parcels,” says real estate broker Brian Voigt of Re/Max Home and Investment, who has previously sold in the area. “There’s not a lot out there other than land. There’s no tract housing. It’s got a strong country feel.” No single developer built out Bangor, so buyers can purchase land and customize their property as it's being built or purchase a turnkey property. “The main thing that attracts people to Bangor is affordability,” says Suzanne Peters, real estate agent at eXp Realty, who has experience selling there. “California is known for high prices, but in Bangor, you can still get into a beautiful home for 500,000 or under.” Turnkey properties start at just under $400,000 and go to $575,000. Buyers can purchase land of various sizes, from under an acre to large parcels, from $24,000 to $200,000.

Fire risk in Bangor
Bangor has a high fire risk. To help mitigate wildfire damage, the local Butte County fire station serves the community. “I think everybody in California is learning to be on high alert as fires become more and more common,” says Peters. The 2024 Park Fire, which consumed more than 400,000 acres in the region, did singe the community, burning over 50 acres, but there were no fatalities thanks to evacuation efforts.
Kids attend Bangor Union Public Schools
Kids can attend Bangor Union Elementary School, graded C-minus by Niche. Despite the name, the school serves neighborhood kids from kindergarten through eighth grade. They can go on to Las Plumas High School, which earned a B-minus from Niche. The school is home to many clubs, including a Mock Trial team, which has been offered since 1993, and it just added a boys' volleyball program.

Convenience at Bangor Grocery and Oroville shopping and dining
Bangor has no significant shopping and dining center, so residents head into Oroville to pick up essentials or enjoy meals out. “There’s only one tiny little market, and that’s it,” says Voigt. “You have to leave to go shop somewhere else.” Bangor Grocery on La Porte Road offers basics, so locals don’t have to go far if they need eggs or coffee, but they will have to head into town for major shopping trips. Bangor is also home to a handful of vineyards, which provides another option for outings.
Bangor Grocery is the only convenience store in the neighborhood.

Bangor locals visit Collins Lake
Bangor has no park system, but it isn’t far from the Daughtry Hill and Quail Valley trails, which are within five miles of the neighborhood. Another popular outdoor destination is Collins Lake, a 20-mile drive from Bangor. Visitors head to the lake to camp or spend the day boating or fishing.
