Kelly Ridge is a lakeside neighborhood a few miles outside Oroville that is a haven for buyers looking to get into nature. The lack of a busy business or retail district contributes to the neighborhood’s laid-back atmosphere, where people tend to prefer to get into the water or hit the hiking trails.

Lake Oroville is actually a reservoir that was formed by damming the Feather River. Kelly Ridge sits on its southern shores. “If you like lake life, that is your spot,” says Brian Voigt, real estate broker of Re/Max of Chico, who is familiar with the area. “It’s a great place for people who like being on the water. They have fishing tournaments and sailing clubs. People can launch their boats and keep them at the marina. If you want it, it’s right there.” Visitors swim or relax on the beach. Powerboats are welcome on the lake, making it an ideal place for water skiing, though it may be most popular with anglers trying to hook bass, trout and Coho salmon. Trails for hiking and biking wind through the hills of the Kelly Ridge Recreation Area, providing an option for those who want to spend time on dry land.

Ranch-style homes and fire risk
Most Kelly Ridge homes are ranch-style properties. “The developers built it to be more of a retirement community, but many families have moved in since,” says Suzanne Peters, a real estate agent at eXp Realty who has previously sold in the area. “It’s a highly desirable area because you can get a home for under $400,000, and you’re overlooking Lake Oroville.” The median price is $395,000, but some start as low as $275,000 and can go as high as $675,000. “The houses themselves are affordable, but watch out for insurance prices,” says Peters. “You might get a deal on the house, but you might have trouble finding affordable insurance.”
Kelly Ridge is at a high risk of wildfires. The Camp Fire of 2018 spread to the area and destroyed some homes. The area has been affected by fires since. Most recently, the 2024 Park Fire spread to the area but did not cause any major injuries or deaths. Butte County Fire Department is only two miles outside of Kelly Ridge, and the California Department of Forestry and Fire Protection monitors potential fire risks and keeps residents informed about any potential risks or evacuation orders.

Locals enjoy marina restaurant or explore Oroville options
“There aren’t a lot of businesses out there,” says Voigt. “There’s a restaurant at the marina, and there’s a bar, but you have to head out of the neighborhood if you want something else or need to go shopping.” Bidwell Canyon Marina is home to The Anchor Management, which sells simple American fare, and Kelly’s Tavern, a longstanding bar known for its drinks and views of the lake. The small city of Oroville is only a short drive away, and it’s where residents will find major shopping chains and various restaurants.

Kids attend Oroville schools
Kelly Ridge is served by Sierra Avenue Elementary School, which is graded C-plus by Niche. From there, kids may attend Nelson Avenue Middle School, graded C. They can go on to Las Plumas High School, which earned a B-minus from Niche. The school is home to many clubs, including a Mock Trial team, which has been offered since 1993.

Getting around Kelly Ridge
There is no public transportation there and because the neighborhood is very spread out, people must rely on cars and trucks to get around. Oroville-Quincy Highway runs outside the neighborhood and connects it to Oroville, a little over six miles west, where residents often travel to work, shop or dine out. Sacramento, 80 miles to the south, is the closest large city.
