A bedroom community amidst the suburbs of Toledo
Ottawa Hills is the kind of place where people take long walks on well-maintained roads and are not afraid to leave their doors unlocked. In this quiet village just five miles from downtown Toledo, there is a dedicated police force and local school district, both remnants of the neighborhood’s 1915 founding. While most other areas ultimately joined together to form the suburbs of Toledo, Ottawa Hills remains an independent tiny town--acting as a bedroom community, cutting out a bubble in the northwest section of Toledo. But the homes are only a small draw of the neighborhood. “The schools are the main attraction. That’s why people move here,” says Mark Kruse, Realtor with The Danberry Realty Company and resident of Ottawa Hills for over 35 years.
Great odds of graduating in this school district
Ottawa Hills schools, often ranked 1st among schools in the area, is consistently in the top percentile for reading, test scores, and has an average ACT score of 30. Both Ottawa Hills Elementary and Ottawa Hills Junior/Senior High School are rated A on Niche. “A typical graduating class is 85 to 100 students,” says Kruse. “The school does excellent college prep instruction, so all go on to some type of formal education, with a few who go into the military.”
In 2023, the school completed a tech center called The Foundry, a new STEAM focused learning center where students can use a 360-degree immersion room, flexible learning spaces or have access to technical support. The school also recently employed the Raptor Visitor Management System, which is meant to track visitors and red flag anyone who is not supposed to be on school grounds.
For private schooling options, St. Ursula’s is the oldest all-female Catholic preparatory school in Toledo which scores an A on Niche or the nearby St. Francis de Sales for boys which scores a B plus.

Custom-built homes five miles from downtown
“The median sale price for homes in Ottawa Hills is $374,000, but in comparison to the rest of Toledo is two times higher,” says Kruse. There are a mix of house styles in the neighborhood, including older Tudor-revivals, Dutch-revivals, and Colonial-Revivals. A few condos and ranch-style line the perimeter of the neighborhood, with condos selling between $90,000 and $170,000. Ranch homes start at around $180,000 to $370,000 with rare exceptions available between $700,000 and one million.
Most homes in Ottawa Hills sit on around an acre of land, but more modern custom-built homes in the Exmoor development have less than half-acre and sidewalk-lined streets. Throughout this neighborhood are Tudor-revivals, Dutch-revivals and Colonial-revivals, which sell for around $530,000 while a few English Tudor styles near the center of the neighborhood can cost over one million. Due to these large lots and homes, taxes in Ottawa Hills can be higher than surrounding areas.

Wildwood, bike trails and white-tailed deer
Just next door to the village is the Wildwood Preserve. Trails run through the park and the neighborhoods, including one that begins at the University of Toledo. The seven-mile University/Parks Trail stretches west and is accessible for cyclists, joggers, pedestrians and in-line skaters.
“I enjoy the bike ride,” says Ben Waggoner, climbing manager of nearby Adventus Climbing, “It’s gorgeous homes, in a gorgeous neighborhood and is very peaceful.” Due to the proximity of the Wildwood Preserve, white-tailed deer can be found wandering through Ottawa Hills; some even take the time to nap on the lawns.
A mile and half to the south is the Inverness Club, a members-only golf club consistently ranked among the top golf courses in the United States.
Walking paths are easily accessible to residents of Ottawa Hills.

Less than ten miles to Toledo amenities
Ottawa Hills may be a purely residential neighborhood but is close to almost everything. Only two miles from Costco or Walmart, residents can walk or drive to pick up any groceries. Stop by Unruly Arts, a small art studio and gift shop located in the Toledo Botanical Garden for unique art. For more everyday needs, the Franklin Mall is only seven miles to the north. Local eateries include Lebanese delicacies at The Beirut, just over three miles away, and Sidon Lebanese Grille and Bakery, less than a mile away.

Nearby beltway and limited public transportation
Ottawa Hills is only three miles to the I-475 beltway, with one bus line at the southern corner of the neighborhood that can take residents downtown. The Toledo Express Airport is a little over 12 miles away.
Important to know
The Norfolk Southern Corp. Freight train line is parallel to the University/Parks trail, but only comes through twice a week. The ProMedica Wildwood Orthopaedic and Spine Hospital specializes in bone, muscle, joint and nerve conditions and injuries and lies two miles to the west of the village.
