Planned suburban community still highly desirable after four decades
Gail Dicus remains a big fan of Deer Creek, the Overland Park neighborhood she helped to market during its beginnings in the 1980s. Dicus, a Realtor with the Gail G. Dicus Group with ReeceNichols, appreciates Deer Creek's community atmosphere, proximity to outstanding schools and well-built custom homes.
"It's just so attractive. It has all the components of a very desirable neighborhood. The entranceways are lovely, and there's not a lot of traffic. There are lots of nice, quiet neighborhood streets with some that are flat and some on rolling hills and lots of sidewalks," she says.
Blue Valley North High School, 2 miles away and built around the same time as Deer Creek, is Niche's pick for the best school in Kansas.
Those unfamiliar with Deer Creek may assume it's full of cookie-cutter homes because it's a planned community. But that couldn't be further from the truth, Dicus says.
"That's the great thing about Deer Creek. Each house was designed by a different architect. The top builders in Kansas City chose to build there, and they built quality homes of character," she says.
Deer Creek is far enough from the city to provide a cozy, insulated feel, but its location, 3 miles from Interstate 435, allows for easy access to anywhere in the metro area. Downtown Kansas City is 19 miles to the south, and Overland Park's Corporate Woods is 6 miles to the north.

Kids walk to school in Blue Valley North District, which Niche ranks as the state's top district
"Of course, the name of the game here is can you live and have your kids walk to school. There are very few neighborhoods of this caliber where you can still do that," Dicus says.
Deer Park is within walking distance of Overland Trail Elementary and Middle Schools, which sit next to each other. Overland Trail Elementary receives an A from Niche and offers students a community service program and world language immersion activities. Niche names A-plus-rated Overland Trail Middle School, the state's No. 5 middle school. A-plus-rated Blue Valley North High School, which Niche rates the top school in the state, is within 2 miles. The school's robotics and forensics teams have competed and won national tournaments several times.

Although the neighborhood's once-central golf course is now closed, Deer Creek remains a thriving place where family and friends gather easily in welcoming spaces. Nottingham Downs Park and Beth Torah Park are two large green spaces in the neighborhood's center, providing open space and biking and walking trails. The much smaller I-Lan Park is on the east side of Nall Avenue. For year-round social, recreational and dining fun, Chicken N Pickle has 6 spacious indoor and 4 outdoor pickleball courts at its Prairiefire location. "It's one of the most important places for people to meet up, and it's open 7 days a week," Dicus says.

Deer Creek is within 7 miles of the Overland Park Arboretum and Botanical Gardens, which hosts major events that attract visitors from throughout the metro area. Corbin Park retail district is one of newest malls in area within a mile
Corbin Park, which opened in 2008, is just a few blocks from Deer Park along West 135th Street. It's home to some of the metro area's most popular new retailers, including the family-friendly sports and entertainment venue SCHEELS, which features a Ferris wheel, an aquarium, sports gear, and apparel. The upscale Von Maur department store is another standout retailer in Corbin Park.
"Von Maur is one of my favorite places. There's one location and one location only. Around 90% of the time there will be someone playing a grand piano when you walk in. I give them my purchases and 7 addresses, and they wrap them for free and then ship them, and I'm done with holiday shopping," Dicus says.
Ya Yas Euro Bistro is another spot besides Chicken N Pickle that's always packed.
"Everybody waits in line to go there," Dicus says of Ya Yas. "From 135th to Lionsgate, there are at least seven different restaurants to choose from. Plus, you're only three blocks to HWY 69, which gives you access to the city but is not too close," she says.
Sprouts, Hen House and Hy-Vee are some of the many grocery stores nearby.

Custom-built homes offer variety of styles and price points to attract wide range of buyers
Deer Creek contains several subdivisions that offer different housing configurations and price points. Some are apartment communities. Prices range from $ 400,000 to around $1 million, but there are much more expensive homes.
"The houses go well over that, but they're not on the market. There's very little inventory, so when people do find a house that comes on the market, they're gonna run and go see it," Goldstein says.
Single-family homes feature a wide range of architectural styles, including Tudor, French Country and new traditional. Deer Creek Villas and the Villages of Deer Creek are smaller, maintenance-provided attached Tudor-inspired and new traditional-style homes with front-facing garages in the $400,000s to $500,000s.
"The homes are all custom-designed and built by Kansas City's finest builders, many of whom are still building today. They've built some of the prettiest homes in south Johnson County, many of which are in Deer Creek," Suzy Goldstein says. Goldstein, a Team Leader/Broker with BHG Kansas City Homes, worked on developing what some may call a Leawood counterpart of Deer Creek, Hallbrook Farms.
