Located just 2 miles south of downtown Overland Park, the Glenwood Business District has a handful of residential subdivisions scattered around four shopping centers at the intersection of Metcalf Avenue and West 95th Street. “The biggest draw is just everything is just so convenient,” says Karen Kiloh, a Platinum Realty Realtor who has sold the Overland Park market for 32 years. “It might not be walkable, but you have everything you need from shopping, restaurants, and entertainment within three to four minutes.” The district puts prospective buyers near multiple parks and in the highly-rated Shawnee School District. Being close to downtown Overland Park means locals can attend various community events throughout the year.
Shopping and dining on Metcalf Avenue
Shopping centers fill each of the corners of the intersection of West 95th Street and Metcalf Avenue. Locals can shop for groceries at the Walmart Neighborhood Market or Dollar Tree or try the Southeast Asian grocery store Ambica Foods, which has been open for 30 years. The shopping center also includes the electronic store Micro Center and a Chiefs Fit, where locals can work with trainers from the NFL franchise Kansas City Chiefs. Away from the hustle and bustle of the nearby shopping centers, subdivisions are under the shade of old-growth trees. Along winding neighborhood roads, brick ranch styles and split levels are perched on thin, rectangular lots. Streets are lined with sidewalks that allow people to walk to nearby shopping. While houses are close together, properties have front and back yard space. Multiple apartment and townhouse complexes supplement the home inventory in the area. Prices range from $165,000 to $788,000, but buyers can expect a three-bedroom split-level for around $300,000. “In my 32 years, this is the best I have ever seen the market. Even with the high interest rates, people are still getting multiple offers and properties are moving,” Kiloh says.

While there is technically no park inside the Glenwood Business District, there are plenty of opportunities for locals to be active. One of the closest options is South Lake Park, which is a 14-acre space that features fishing, a playground, and a walking-loop trail. For an additional cost, locals can join the Overland Park Racquet Club, the largest tennis facility in Kansas City. The club has 24 indoor and outdoor courts for tennis and pickleball and a fitness and health club.

Exactly 2 miles from downtown Overland Park, locals can quickly take advantage of multiple city events. For another grocery option, the Overland Park Farmers Market runs seasonally on Wednesdays and Saturdays. The city also organizes numerous community events throughout the year, including a St. Patrick’s Day Parade and a Fall Festival.
RideKC or major highways
Glenwood Business District is along the RideKC 401 Metcalf-Plaza bus line. Public transportation commuters can hop aboard at the stop on West 95th Street and ride the line into downtown Kansas City, Missouri. Two significant roadways – U.S. Route 69 and Interstate 435 - are close to the neighborhood. US-69 runs north to south from Minnesota to Texas, while I-435 is an auxiliary highway of Interstate 35 and is a loop around Kansas City.
Attending Shawnee Mission School District
Children attend the Shawnee Mission School District, which scores an A-minus on Niche and is the third-largest district in the state. The school path will vary based on location, but one potential option is John Diemer Elementary, Indian Woods Middle and Shawnee Mission South High School. Both the elementary and high school score an A on Niche, while the middle school grades an A-minus. Shawnee Mission South offers a fine arts department, multiple clubs and an athletics program.
