Pinehurst was designed with neighbors in mind
Plotted and developed by the N.W. Dibble Company in 1962, Pinehurst is a small community just south of Downtown Overland Park. The area is known for its spacious lots and mature trees. In fact, when it was developed, every lot had a pine tree, which is how it got its name. The Pinehurst Homeowners Association was organized three years after the houses were built, and it is a non-profit organization that helps keep the neighborhood well-kept, with trash collection and community events.
“It is a family-friendly neighborhood,” says Lisa Simmermon, a Realtor with Hills Real Estate, who has been in the market for nearly a decade. “It is in the Shawnee Mission School District, it has multiple parks, and you have convenient highway access.”
Ranch homes fly off the Pinehurst market
Since Pinehurst was developed in 1962, some houses here have started to age, but thanks to their solid bones and prideful owners, they still hold their structure. Architectural styles include ranches, split-levels and a handful of Tudor-inspired homes. Property lots are shaded by scattered mature trees, most of which are pines. While houses are lined closely together, the lots are long and almost rectangular, giving the owner a little space on their property. Pinehurst’s average list price is $387,834, but buyers can expect a three-bedroom ranch to go for a bit more than $400,000, while a four-bedroom split-level costs about $485,000. “The Overland Park market mirrors all of Kansas City. Prices are up because there is no inventory, and homes are still moving off the market quickly,” Simmermon says.
Tudor-style homes in Pinehurst often feature shingle and brick siding.

Students earn college credits at Shawnee Mission South
Children are zoned into the Shawnee Mission School District, the third largest in Kansas and it scores an A-minus on Niche. Pinehurst students attend Brookridge Elementary, Indian Woods Middle and Shawnee Mission South High School. According to Niche, the elementary school scores a B, the middle school gets an A-minus, and the high school grades an A. Shawnee Mission South offers College Now, a partnership with Johnson County Community College that allows students to earn college credit for classes they would take at the high school.
Brookridge Elementary School welcomes Pinehurst children to join in on engaging class lessons.
Indian Woods Middle has great after-school programs for their students.

Locals share lunch at the Pinehurst Annual Picnic
Indian Creek Recreation Center is a 24.7-acre community park with a large picnic shelter for events, including the Pinehurst Annual Picnic. The park has a playground with a swing set and a lighted tennis court. The Indian Creek Trail runs from the recreation center to James Place Park, about a 4-mile loop. Along the way, outdoor recreation areas, including Pinehurst East and West Park, provide additional access points to the trail.
The American Discovery Trail runs right though the Indian Creek Recreation Center in Pinehurst.

Food and fun are served at SERV
Residents can shop for groceries at either the Hy-Vee Grocery Store or the bargain Aldi, both within a few blocks of each other on West 95th Street. The Promontory Shopping Center is another retail destination within a quick drive. The shopping center features a technology store, Miro Center, a Chiefs Fit gym, run by the same professionals that train the NFL Team and an Italian market. The brand-new restaurant, SERV, is quickly becoming a local staple. The restaurant features traditional food and drink but also multiple outdoor pickleball courts, a projection screen and cornhole boards. Another local favorite is Jack Stack Barbecue, which caters for the annual picnic and has one of its five locations just north of the neighborhood.
Hy-Vee serves Pinehurst residents with fresh produce and access to the pharmacy.
Oak Park Mall sits just a few miles from the Pinehurst neighborhood, make shopping a breeze.
Pinehurst residents who want lower grocery prices visit the nearby Aldis.

The HOA gets neighbors together
The Pinehurst Homeowners Association has a handful of events they vote on yearly at their annual meeting. The signature event is the annual picnic held at the Indian Creek Recreation Center the Saturday after Labor Day. The picnic features food from Jack Stack Barbecue and entertainment for the children. The HOA also performs other events with community cleanups and parties around the holidays. Downtown Overland Park, which is 3 miles away, has many events throughout the year, including its Wednesday and Saturday Farmers Market and the St. Patrick’s Day Parade.
Commuters jump on the RideKC Bus to get around Pinehurst.
Getting around with RideKC
RideKC operates multiple routes throughout Johnson County and Overland Park. The closest line is the 404 Metcalf-Downtown, which has a stop right on 95th Street and takes riders to Downtown Kansas City, Missouri. Pinehurst has easy access to major roadways, including Interstate 435, Interstate 35 and U.S. Route 69.
