Like many cities on Orlando's outskirts, Oviedo started as a farmland. The Duda Sod farm owned most of it until it started selling it off acre by acre. The farm, now much smaller, still operates on the city’s west side, and the rest of the land has developed into a bustling Seminole County community of about 40,000 residents. Oviedo is largely suburban, with many shopping centers, parks and events, but it hasn’t lost its rural charm in several of the neighborhoods, where homes sit on large lots surrounded by trees and quiet streets. “It’s got a great community atmosphere,” says Laura Johnston, a Realtor with RE/MAX Downtown who sells throughout the Orlando area and an Oviedo resident since 1992. “It’s a great place to raise children. The parks and recreation department has a lot of sports and activities for kids. The schools are good, and the layout of the city makes it easy to get around.”

Most single-family homes in Oviedo are New Traditional-style built in the 1980s and 1990s, as well as midcentury-era ranch-style houses. They sit on grassy lawns along suburban residential streets. Newer builds from the 2000s are found in master-planned communities like Live Oak Reserve , which offers private amenities like community pools and fitness centers. Million-dollar estates are a common sight along the city’s many small lakes. The median price for single-family homes is about $550,000, similar to those in neighboring cities like Alafaya and Wedgefield. A-rated schools in and around the city
Seminole County Public Schools (SCPS) serves the city. Niche rates the district an A and the best in the state. SCPS is the 13th-largest district in the state, serving more than 63,000 students. While there are no private schools in the city, there are two very close by: St. Luke’s Lutheran School and The Master’s Academy, both rated A by Niche. The University of Central Florida is about 5 miles from the city and is a popular secondary education option. The public research school has an A rating on Niche.

Central Lake Park is a popular gathering spot, New Smyrna Beach is deceptively close
Oviedo is full of parks, from small green spaces with a few basic amenities to sprawling facilities where residents meet regularly and enjoy activities. Central Lake Park is the latter, a huge park near the city’s center with an amphitheater, a walking path surrounding the eponymous Central Lake, a dog park and a playground. The popular Florida Trail and Cross Seminole Trail have access points in Oviedo, where locals hike in a rustic setting. The Gym and Aquatic Facility boasts a range of indoor amenities, including a rock-climbing wall, an Olympic swimming pool, a splash zone and a fitness room. Golfers head to Twin Rivers Golf Club for its challenging greens. An unexpected perk for many is Oviedo’s proximity to New Smyrna Beach and Cocoa Beach, about 42 and 55 miles away, respectively. “You can take all back roads to New Smyrna,” Johnston says. “It’s where everyone goes on the weekends.”

Shopping at Oviedo Mall and along major thoroughfares
Oviedo Mall is less visited than in the past, but a crop of new retailers and restaurants are hoping to reignite interest in the indoor shopping center. Regal Cinemas is located in the mall and is a popular spot to catch the latest blockbuster. Grocery stores and other national retailers are near major thoroughfares like Central Avenue and Mitchell Hammock Road. The city’s hospital is Oviedo Medical Center located near State Route 417.

Residents gather for Taste of Oviedo, UCF Knights games are nearby
Center Lake Park hosts numerous events throughout the year, always bustling with activity. Monthly activities include Food Trucks at the Park and Movie Night in the Park; annual events include the Taste of Oviedo in March and the Egg-ceptional Family Festival in April. Just outside of the city, Addition Arena on the UCF campus offers college basketball and comedy shows. College football fans gather at FBC Mortgage Stadium to cheer on the UCF Knights each fall.

Route 417 makes it easy to commute to Orlando
“We’re right by Route 417, the toll road, so it’s easy to get to downtown Orlando. That’s why the home values are high here—a lot of people don’t want to be anywhere near I-4,” Johnston says. State Route 417 connects Sanford to the north and State Road 408 to the south, connecting to the rest of the metro area. Orlando Sanford International Airport is about 8 miles away, and Orlando International Airport is about 25 miles away.
Oviedo’s crime is down, hurricanes are possible
The Oviedo Police Department reported a 39% decrease in major crimes like homicides, burglaries, larceny and motor vehicle theft from 2023 to 2024. There was also a 43% decrease in drug offenses and simple assaults from 2023 to 2024.
Oviedo can be susceptible to hurricanes, with high wind damage and flooding being the most common aftereffects. Hurricane Ian in 2022 and Hurricane Milton in 2024 caused major flooding and high winds that downed trees and power lines. The city provides information on its website to keep residents updated on storms as they develop and provide important information to stay safe.
