Family-friendly, safe and affordable are how locals think of Live Oak Reserve, a master-planned community located in Oviedo, about 20 miles outside of Orlando. While there are similar planned communities closer to Orlando in terms of look and feel, Live Oak Reserve stands out as an option where residents get more bang for their buck. “You get this really great community for the value,” says David Zambrano, a Realtor with Mainsail Real Estate who sells throughout Central Florida. “If you go south to Lake Nona or Avalon Park, it’s similar, but more expensive.”

A tight-knit community with a lot of space
Live Oak Reserve contains more than 900 houses spread across 16 villages. It offers wooded scenery on the west side and lake views on the east. “It’s not one of those neighborhoods where you close your garage door and never see your neighbors,” says Barrett Spray, team lead and agent with The Barrett Spray Team, who has been selling in the area for over 25 years. “People are constantly out. There are neighborhood events that bring people together; you see people walking their dogs or playing with their kids.” The homes are mostly contemporary builds from the 1990s and early 2000s, with neutral facades, low-pitched roofs and big front windows. Short driveways lead to two-car garages, and front lawns are neatly landscaped. Sidewalks line the quiet streets, and mature trees are abundant, dotting roadways and residents’ front yards. Smaller three-bedroom homes start around $350,000 and increase to a little over a million dollars for houses featuring five or six bedrooms and lots of land. Regarding crime, Live Oak Reserve has a low rate, scoring a 1 out of 10 on the CAP Index, three points lower than the national average.

Children attend A-rated public schools
Children can start school at Partin Elementary, which has an A rating on Niche. From there, they head to Lawton Chiles Middle School and Hagerty High School, which have an A-minus and A on Niche, respectively. Hagerty High serves about 2,400 students and has a student-teacher ratio of 26-to-1. It offers many clubs and organizations to join, including Digital Art Club, the Model U.N., and Skateboard Club. Two private schools serve the area: Double R Private School, which serves elementary and middle school students, and Starchild Academy, which serves prekindergarten and elementary school students.

Recreational opportunities surround Live Oak Reserve. Residents enjoy private amenities like a resort-style pool with cabanas, a fitness center, and a community room. At the Live Oak Reserve Sports Park, locals play ball on the basketball courts and challenge each other on the tennis courts. Live Oak Field offers baseball and soccer fields. For some residents, The Econ Project Corridor is in their backyard. This forest trail is popular for hiking and dog walking, but visitors keep a mindful watch for the alligators that occasionally swim by in the river. For more hiking, there is the Econ River Wilderness Area, which spans more than 200 acres and has two looped trails suited for hiking and horseback riding.
