Sitting on Oxnard’s northern edge is the small El Rio community, named for its proximity to the Santa Clara River. Homes in the neighborhood offer a combination of relative affordability and convenience that can be difficult to find in the area. “It’s a good community for families and first-time home buyers,” says Tanya Reyes, a real estate agent with Berkshire Hathaway HomeServices. “It’s close to River Park and all the things to do there, and you have the added bonus of not having to pay HOA fees or Mello-Roos taxes like you would in the nearby area.” El Rio has a more rural feel than many Ventura County areas, with wide residential streets dotted with tall, mature trees.

Single-family homes sit closely together on El Rio’s residential streets, though many lots are long and narrow, creating spacious backyards for large patios. The area is primarily made up of midcentury ranch-style homes with two-car garages. Inside, many of the homes have been fully renovated with modern appliances and open floor plans. Front lawns often feature landscaping with grass and fruit trees or extra-wide driveways for additional parking. Prices for these properties typically range between $550,000 and $780,000. On the more affordable side, mobile homes in the community list between $100,000 and $195,000.

Two districts serve El Rio's students
El Rio is served by the Rio Elementary School and the Oxnard Union High School Districts. Children can attend either Rio Plaza Elementary, which teaches kindergarten through fifth grade, or Rio Real Elementary, which teaches kindergarten through eighth grade. Middle school students attend Rio Del Valle Junior High School; all three schools have a C-minus Niche grade. Teenagers attend Rio Mesa High School, which has a B-plus on Niche. The school offers a robust athletics department, with many of its teas consistently winning CIF championships and honorable mentions. In 2023, the girls’ volleyball team won the CIF Southern Section large school academic championship and received 14 CIF honorable mentions.

Find community at Rodger Jones Park
Tucked along two residential streets is Rodger Jones Community Park, where residents go for fresh air, exercise or to celebrate special occasions. Retail therapy at The Collection
Along El Rio’s thoroughfare, Vineyard Avenue, residents can find a few dining and retail options. Tacos El Guero Food Truck and Maria’s Kitchen Mobile are well-known for their authentic Mexican street food. Vallarta Supermarket is the most popular choice for Latin American foodstuffs. However, most locals travel 1 mile northwest to The Collection at RiverPark, an expansive open-air shopping plaza. The Collection is home to both Target and Whole Foods, making weekly grocery runs and trips for everyday essentials convenient. The shopping plaza features popular retail stores like Urban Outfitters, REI, The Container Store and more. Locals can take in the latest action flick at Century River Park 16 or get in some cardio at the 24-Hour Fitness. An array of restaurant options are also available at the plaza, from fast food restaurants to dessert shops and upscale dining experiences.
The nearby Collection at Riverwalk is a big draw for residents of the El Rio neighborhood.

Getting from El Rio to LA
Because El Rio is mainly residential, intersections rely on stop signs to control traffic, and streetlights are few and far between. However, residents have direct access to U.S. State Route 101. The 101 makes commuting easy, and taking a day trip to Los Angeles, 60 miles away, is a feat accomplished in under 1 1/2 hours. Public transit is also readily available via the various Gold Coast Transit bus stops along Vinyard Avenue. The closest international airport to the area is Los Angeles International Airport, which is 61 miles away.
