"Out of all the neighborhoods in Oxnard, it's not the closest to the freeway or the beach, so you can find lower prices," says Realtor Xavier Flores with Keller Williams West Ventura County, who specializes in Oxnard and Ventura. The neighborhood sits on Oxnard's city grid within walking distance of downtown, yet its quiet location maintains a suburban feel. "Most homes are from the 1950s and '60s, which gives an old-suburbia look and easy-going feel," says Flores.

Play at the beach or neighborhood parks

Chilling at the beach and surfing are the main pastimes in Oxnard, and residents in Kamala Park have a 4-mile drive to multiple beaches. Oxnard Beach is the city's most popular oceanfront spot, with a large beach and oceanfront parks offering plenty of room to enjoy the sunshine. Three miles to Port Hueneme and 13 miles to Ventura

Residents have a 3-mile drive to the entrance of Port Hueneme — one of the area's largest employers — home to Port Hueneme Naval Base and a bustling shipping port. Military personnel might also commute 7 miles down the coast to Point Mugu Naval Air Station. Folks commuting to Ventura or Thousand Oaks can take Route 101, a few miles north. It's a 12-mile drive north to Ventura and a 23-mile drive south to Thousand Oaks. Commuters can also take a 26-minute train ride to Ventura from Oxnard Transit Center.
