An agricultural history
Oxnard's La Colonia, developed in the late 1890s, became a home for employees of the Colonia Beet-Sugar Factory and other agricultural businesses. That heritage lives on today in the Ventura County neighborhood near the coast in Southern California. "A lot of workers come through, including those who rent spaces during strawberry season," says Veronica Herrera, a Realtor with Ambiance Realty, Inc. Nicknamed the "Strawberry Capital of the World", Oxnard is known for its agricultural exports and a number of fields surround the La Colonia neighborhood. There also are many long-term residents in this established community; the last two decades have seen revitalization of the area and a decrease in crime, renovations and new developments. La Colonia has some suburban feel within a city environment. Walk the residential sidewalks and pass small front yards with hedges, flowers, stone walls and ornate fencing. Palm trees are the tallest feature here, as most residences are one level. You'll have open views; facing north, you can see the mountains.

Spacious lots for backyard gatherings
La Colonia is one of the oldest neighborhoods in Oxnard, so there are a lot of early 20th-century houses, including Craftsmans and Spanish-style constructions. A cost advantage is that those homes predate Mello-Roos infrastructure bond taxes and aren't in fee-based homeowners associations. La Colonia also has newer condos, town houses and large homes built in the past few years, adding a modern look to some streets. "You'll see a little bit of everything," Herrera says. Modest one- or two-bedrooms have sold for under $450,000, while homes with more space or upgrades have gone for over $650,000 and inventory is low. Sizable lots provide plenty of room to entertain, where residents can invite groups to the next backyard cookout or birthday party. "In other neighborhoods, you won't find that space anymore," Herrera says, "and there are still empty lots where people may put up a duplex or triplex." Another option is to build an accessory dwelling unit.

Well-rated education with extracurricular programs
Students here may attend public schools like Cesar Chavez School Academy of Literacy, Communication Arts and Technology, which serves kindergarten through eighth grade. Niche awards a C-minus grade to the school, named for the labor rights leader and resident of Oxnard, who lived there during his childhood and again when he returned in the 1950s as a community organizer. Ramona Elementary, rebuilt in 2000 as part of La Colonia's revitalization, focuses on science, technology, research, art and math while receiving a C grade from Niche. Older students may move on to nearby Pacifica High, which has a B grade from Niche. Pacifica is lauded for its football team, which gave Oxnard its first state championship when the Tritons won the title in 2019.

Sporting history and several parks
When it comes to getting outdoors, La Colonia does not disappoint. Catch a game at Del Sol Park's large soccer field with stadium seating or enjoy its other facilities, or head to Colonia Park. Lined with eucalyptus trees, Colonia is a popular place for game time, gym-going and swimming, and features a fighter jet-themed play set. Community Center Park East offers a playground and swing sets for visitors, as well as a basketball court to shoot hoops or a walking path winding under the shade of trees. Boxing is a La Colonia tradition, as multiple champions of the sport, including locals Fernando Vargas and Robert Garcia, have trained in the neighborhood. Considered a national hub for boxing, Oxnard got the nickname "Boxnard" thanks to the sport's culture in communities like La Colonia.

Grab a bite or catch a movie
Visit one of the neighborhood's markets or eateries, like Panaderia Mane, a bakery and restaurant serving tamales, menudo and more. Carniceria Hermanos Garcia is the place to pick up various pantry goods, plus steak cuts just begging to go on the grill. If more extensive retail or dining options are needed, head to a nearby shopping area like Centennial Plaza, which is about a mile away, in downtown Oxnard.
