"It's a mix of condos and single-family homes that are all nice options. The prices are just lower because you don't get a lot of square footage here," says Lorenzo Castillo, broker with Exit Castillo Realty since 2008, who specializes in Ventura County. Of course, the main reason folks move here is for proximity to the city's biggest employers. "Lots of people here work at Port Hueneme, and this is also one of the closer neighborhoods to Oxnard College and Channel Islands University," says Castillo, "so you have all kinds of employment just a few miles from your house."

Mix of midcentury homes and condos
Streets of midcentury homes surrounding Pleasant Valley Park make up the bulk of the neighborhood. These homes are on the smaller side, but they still offer more square footage and lawn space than most in South Oxnard. The added greenspace, often decorated with palms and laurels, gives the neighborhood its coastal suburban vibe. Wide sidewalks make the Park walkable from almost any home.
