Its location affords residents who work at the nearby Naval Construction Battalion Center an easy commute of just 2 miles, and Highway 1 is a quick trip up Pleasant Valley Road. St. John’s Regional Medical Center is 9 miles north of the neighborhood for any unexpected medical issues, and the Oxnard Airport is 5 miles away. “The location is what draws people to South Winds,” says Realtor Elizabeth Cuico, who has been representing Oxnard-area real estate transactions for nearly two decades. “If you work at the Naval Base, you can almost walk to work. And it’s easy to get to the highway or the beach.”

Easy access to sandy shorelines
The centrally located Southwinds Park is a favorite neighborhood gathering spot that plays host to several events throughout the year. The park also offers visitors access to a playground, a picnic area and plenty of open space for play. Neighborhood residents can also easily get to the sandy shoreline of Port Hueneme Beach Park, with its miles of beach, fishing pier, sand volleyball court and snack bar. When it’s not a beach day, neighborhood residents can make the 8-mile trip north to The Collection at RiverPark, which is home to a 24 Hour Fitness for workouts and the Cinemark Century theater for catching the latest Hollywood release. Single-family and multi-family options available
Much of the housing in South Winds is geared towards multi-family living, and the majority of properties for sale in the area are marketed to investors. However, there are options for buyers who want a home of their own, too. Those options include condominiums, duplexes and triplexes, and traditional single-family homes. The median price of real estate in South Winds is $540,000, and buyers should expect to pay an average of $461 per square foot. A cozy two-bedroom/two-bathroom unit in a triplex can sell for just over $400,000, and prices can go up to over $800,000 for a spacious seven-bedroom/four-bathroom ranch-style home. Investors looking for a property can expect to spend from $2.5 million to $3.25 million for multi-family properties. Cuico warns potential buyers that they need to act fast, though, because properties in this neighborhood sell quickly. “When something comes on the market in South Winds, it tends to sell quickly. A lot of investors love the neighborhood.”
