Oxnard suburb 5 miles from Point Mugu
Tierra Vista sits at the southeast edge of Oxnard, neighbored by the city to the west and farm fields to the east. "This is about as far southeast as you can get in Oxnard, so it's the closest drive to Point Mugu," says Realtor Doug Needham with Coastal View Real Estate, who's been selling in Ventura County since 2004. The 5-mile drive south to Point Mugu is uninhibited because everything south of the neighborhood is wide-open countryside. Needham says, "It's really interesting how you can live with the city on one side and some of the world's most productive agricultural soil on the other." The setting provides some variation to this 1960s suburban development. However, it still has typical features of a South Oxnard suburb, like walkable schools and a 3-mile drive to the beach.

Ormond has a long stretch of quiet beachfront that's great for a relaxing day on the ocean, but when folks are looking for more activity, they drive just a mile further to Port Hueneme Beach. Port Hueneme Beach is a popular surfing spot, and it has a paved walkway lined with palm trees for strolls or bike rides along the oceanfront.
