Older neighborhood in the San Fernando Valley
In the years that followed, the neighborhood’s history has largely mirrored that of greater Los Angeles. Most of the houses in Pacoima were built in the mid-20th century and were drawn to auto and aerospace manufacturing in nearby Burbank and Van Nuys. Most of those plants closed in the 1980s and ’90s, but the draws of the neighborhood are mostly the same. Pacoima is close to Interstates 5 and 210, making for a 20-mile-or-less drive to Burbank, Glendale, Pasadena and Santa Clarita. At the same time, the neighborhood is located less than a mile from the foothills of the San Gabriel Mountains, which offer extensive hiking trails and scenic views of the city.

Multigenerational housing and homes
Like many neighborhoods in Los Angeles, Pacoima’s residential development was a response to the city’s growth as an industrial hub during and after World War II. Now, the community is mostly made up of families who put down roots decades ago. People that want to live in Pacoima just gravitate toward it,” says Jerry Ascencio, a real estate Broker who has sold many homes in the area. “It's multigenerational. People want to be close to their families.”
The majority of homes in Pacoima are ranchers built in the mid-20th century. “There aren’t really any new builds,” says Ascencio. “Almost all the houses were built by the 90’s.” Smaller ranch-style houses start at $450,000 and can go as high as $900,000. While these are older homes, many owners build on accessory dwelling units to augment available space. Most of the new properties are condos or townhouses, as multi-unit homes are very popular among community members. Condos go from small $230,000 homes to $500,000. Townhouses consistently sell for around $500,000, with some flexibility for larger or smaller properties.

Pacoima public schools
Most kids start school at Haddon Avenue Elementary School, rated C on Niche, and complete middle school at Pacoima Middle School, rated C-plus. Students will graduate from San Fernando Senior High School. The school earned a B from Niche, in part from its Visual and Performing Arts and Career Technical Education pathways.

Hansen Dam Recreation Area and Pacoima parks
As with much of L.A., residential yard space is generally limited. However, Pacoima is home to half a dozen parks, the most important of which is the Hansen Dam Recreation Area, which contains baseball and soccer fields, an aquatic center, a lake and a horse park that offers riding lessons along the area’s many trails. Ascencio says a lot of residents enjoy hiking the Hansen Dam mile. Residents also enjoy Pacoima’s Mural Mile, which celebrates both Latino culture and the area’s history of mural art. It has been present in the neighborhood’s commercial district since the ’60s.

Local shopping and dining
Van Nuys Boulevard, San Fernando Road and Glenoaks Boulevard are Pacoima’s main commercial arteries. “It’s mostly local businesses. There aren’t any big attractions,” says Ascencio. “There’s a Costco and Lowes, and that allows people not to have to go out of the area to shop.” Most of the shops on Van Nuys are geared toward necessities such as auto maintenance, legal or tax services, and dental care.
When dining out, residents enjoy their local restaurants. Ascencio says, “Lenchita’s is the most popular local restaurant. There’s a really popular breakfast spot, Myke’s Cafe. You’ll see a lot of people there.” Residents can find an array of Latin American restaurants, from home-style Salvadoran at Pupusería Cuzcatlán to authentic Peruvian at El Pollo Peru LA. Mexican food enthusiasts in the area will be spoiled for choice, with dozens of highly rated options nearby, including La Cocinita, which specializes in huaraches and carnitas.

Community events and church celebrations
Ascencio says locals look forward to the annual Dia de los Muertos celebration held at Pacoima City Hall, featuring dancing, music and street food. Pacoima’s two largest Catholic churches, Guardian Angel and Mary Immaculate are social hubs of the community. Ascencio says, “They each have a large fiesta every year that people like to go to. People enjoy those.” The churches are open for regular services and host events for religious holidays that bring congregants together.

Getting around Pacoima
Interstates 5 and 210 border Pacoima and State Route 118 runs through the top of the community. This easy highway access makes commuting simple, as Burbank is only 13 miles to the south, and Glendale is only slightly farther at 18 miles away. Los Angeles County Metropolitan Transportation Authority also operates bus services in Pacoima, which circulate throughout the community and other parts of LA County.
Although Whitman Airport is in the city’s center, which can often create noise pollution, the closest commercial airport is Hollywood Burbank Airport, eight miles away.
Interstate 5 borders Pacoima on the West and provides residents easy access to Los Angeles.
The 118 borders Pacoima on the North allowing residents easy access throughout the valley.

I have lived in Pacoima for my entire life, and I have enjoyed my time there. There are many families that live in my neighborhood and they have always been friendly. It is a relatively small city but diversity could be a bit better since the population is mostly latino or hispanic.
