“Palatine stands out because of the downtown, it doesn’t have the traffic or visibility, but creates a more pedestrian-friendly environment, it’s more walkable,” says Mike Jacobs, Community Development Director for the Village of Palatine and 22-year resident of the town, comparing it to some of the nearby village centers of the region. From the condos of the busy commercial district to the quiet cul-de-sacs featuring mid-century split-levels with big front lawns and garages, trees line the sidewalks that crisscross Downtown Palatine, while the major expressways fringe the neighborhood. Residents flock to locally owned stores and restaurants, and when they want to get away, the renovated Palatine Station connects Downtown Palatine to the wider Chicago region via the Metra transit system. It’s a suburb where one can exist without having to hop in a car every day to get where they want to be.

Historic Tudors mix with modern condos on Palatine’s streets
Generations of revitalization has given Palatine an eclectic mix of housing styles as different areas of the community have developed. This means that neighborhoods featuring Second Empire and Tudor Revival styles butt up to contemporary condos and modern townhouses. Split-levels and ramblers from the middle of the 1900s are the dominant styles of single-family homes and duplexes, along with Colonial revivals. While homes in the neighborhood have a median sale price of $320,000, buyers can find one-bedroom condos and older two-bedroom ranch-style houses in the $100,000 to $200,000 range. Newer condos, townhomes, and some smaller two-bedroom ramblers sit in the $200,000 to $300,000 range, while split-levels and modern Cape Cods with three or four bedrooms and plenty of lawn space can hit the $400,000 to $500,000 range.

Two highly rated school paths
The rail tracks bisecting Downtown Palatine also separate school paths. Those above the tracks can attend Winston Campus Elementary, rated A-minus by Niche, then progress to Winston Campus Junior High School with a B rating. Other students will attend the Gray M. Sanborn Elementary School for preschool through sixth grade, which received a B rating, then move on to Walter R. Sundling Junior High, which has a B-plus rating. Students on this track come together at Palatine High School, with an A grade Niche, a school that has received the Department of Education’s Blue Ribbon Award twice. The other path takes students to Stuart R. Paddock elementary, with a B-plus rating from Niche, then to Plum Grove for middle school, which receives an A-minus. William Fremd High School, which receives an A-plus from Niche, is the capstone school for this path and is rated as the 14th best public high school in Illinois. Parochial and private options include Immanuel Lutheran School, the Quest Academy and the St. Theresa School.

Get down and Durty downtown!
Running along the tracks that split Palatine, the entertainment district has plenty to offer. “Durty Nellie’s is the place everyone associates with Palatine,” says Jacobs. The gastropub and concert hub offers nightly events and activities, as well as regular local shows. Schnell’s Brauhaus features hearty Bavarian-American food in a wood-lined pub while Emmett’s Brewing Company brings gold-medal-winning craft beers to Downtown Palatine, along with brewpub dining. Spunky Dunkers Donuts at the southern end of Northwest Highway features freshly made donuts and more and has been a neighborhood staple for decades. Palatine Inn and Chiggy’s Gyros serve up different takes on Mediterranean favorites, while Brandt’s of Palatine has served the neighborhood for over 50 years. With all of this dining, residents still need the staples, and Jewel-Osco in the heart of the town provides an easy stop for grocery shopping while Walmart and Home Depot sit in Deer Grove Centre to the north.

Unique park facilities bring people to Palatine
“There are lots of recreation opportunities. Palatine Park District draws people here, there are park facilities throughout the town,” says Jacobs, “We even have the Palatine Stables where residents can keep their horses, something so few places have.” Within Downtown Palatine, Riemer Reservoir Park is the largest in the neighborhood and features shelters for rent, a walking trail, a disc golf course and, in the winter, sledding. The disc golf course is an 18-hole, par 55 course that is open dawn to dusk. Slightly smaller, the Community Park in the heart of the neighborhood has a pair of fields for baseball or softball, a basketball court, the Family Aquatic Center for swimming and a playground.

Direct line to Downtown Chicago – or just bike around
There are plenty of options for getting around Downtown Palatine and the surrounding region. “On a weekend it’s easy to get to downtown Chicago - the train goes right there from the station,” points out Jacobs, speaking of the regional Metra that runs from the Palatine Station. The clear, quiet side streets make it safe for bikers and makes Downtown Palatine highly bikeable, while a network of sidewalks makes it walkable. NorthWest Community Hospital provides emergency care to the region, only a 5-mile drive from most of Downtown Palatine. Residents can drive or take public transit to O’Hare International Airport, one of the busiest and most connected airports in the world.

Downtown drives activity with events and markets
Downtown Palatine is the heartbeat for the region. “Palatine Jaycees coordinates a carnival, fireworks, and parade for Hometown Fest, it’s a great community event,” says Jacobs, “We host a Street Fest event in the heart of downtown, we have food vendors and music and other activities that goes for three days.” These are just two of the bigger events, with plenty others to offer like Oktoberfest that runs in late September, celebrating German culture and traditions; and the annual Holiday Tree Lighting ceremony that occurs around Thanksgiving. At the Palatine Train Station Parking Lot, the Palatine Farmers market runs the first and third Saturdays, November through April, and every Saturday May through October. Local meats and produce are for sale, along with arts and crafts and prepared foods.
