Historic community built around a Palm Springs landmark
While Beverly Hills might be known for "swimming pools and movie stars," the historic Palm Springs neighborhood of El Mirador can make the same claim to fame. The area became popular with Hollywood celebrities in the late 1920s when P.T. Stevens built a luxury hotel called the El Mirador, Spanish for "watchtower." The sprawling building was instantly recognizable by its pink 60-foot-tall bell tower, which became a local landmark and inspired the neighborhood’s name. “El Mirador is just east of the old El Mirador Hotel. The hotel is gone now and was turned into a hospital. It’s a very popular area close to downtown, parks and medical centers. It’s also one of the few places in Palm Springs where people can own the land for their homes. Much of the city is tribal land, and homeowners pay rent for it,” says Louise Hampton, a Realtor and broker associate with Berkshire Hathaway Home Services with more than 40 years of experience. Now filled with luxurious estates and updated California bungalows, El Mirador offers a tranquil environment with views of the San Jacinto Mountains.

Ruth Hardy Park rests in the south of El Mirador. The 22-acre park has three volleyball courts and eight tennis courts. There’s also a basketball court and several play structures. A centrally located community with midcentury designs and wide streets
El Mirador isn’t a large neighborhood. Instead, the compact area has around 160 homes ranging from midcentury designs to Spanish-inspired houses. The streets are arranged in a grid pattern to simplify navigating, and swimming pools sparkle in almost every backyard. There are even some well-preserved celebrity homes just a few minutes walk away, with stars like Cary Grant, Liberace and Donna Reed’s houses represented. “People interested in older neighborhoods gravitate to El Mirador. There are some major estates and some smaller homes, so there’s a nice mix. And it’s a great location. People want to be near downtown, and the Old Movie Colony is next to the hospital. Across the highway is Old Las Palmas, where houses go for $13 million or more. El Mirador offers opportunities for people who don’t want to spend that, and they get to own the land,” says Hampton. Homes sell for a median price of $1.5 million after 55 days on the market. However, the entire range begins at $985,000 and continues to $2.85 million. Some outliers on acreage in the area sell for up to $7.7 million.

Traveling by car, bike or bus through Coachella Valley
El Mirador is near large thoroughfares like North Palm Canyon Drive and East Vista Chino and is just 1.5 miles from downtown. Bus routes circulate outside the neighborhood on North Palm Canyon and North Indian Canyon Drives. This is a very walkable area with well-maintained sidewalks, and bike lanes are plentiful on the neighborhood’s streets.
