Land of Rosia

Terra Ceia isn’t Old Florida. It’s really Old Florida. Today the waterfront community remains defined by the land whose first documented inhabitants, the Timucuan Indians, graced its shores more than 500 years ago. By the late 18th century, Spanish and Cuban fishermen were utilizing the community’s vast natural resources. It was around this time that Spanish cartographers labeled the community “Terra Ceia.” Literally translated as “bay land,” the popular origin story is that it means “Land of Rosia” in reference to a popular Cuban fishing camp named Ranchero de Rosie.

A deep rooted history

The first permanent settlers, the Atzeroth family, came to Terra Ceia in 1843. A historical sign on what is now Bayshore Drive marks the location of the Atzeroths’ first homestead. Additional community landmarks keep the community rooted in history. The small red building on 14th Street West is home to the Terra Ceia Village Association, the longest ongoing civic organization in the state whose mission is to protect Terra Ceia’s natural beauty. The community’s post office is another reminder of a step back in time.

Terra Ceia State Park

Adjacent to the community is Terra Ceia Preserve State Park, whose 2,000 acres of mangrove forest and wetlands offer fishing, kayaking and primitive hiking. The Terra Ceia Aquatic Preserve surrounds much of the community and features several inlets that create a collection of bays, bayous and creeks. “You have immediate access to the Gulf of Mexico,” says Fagioli. “If you are a nature person or fishermen, Terra Ceia is a great place.”

Coastal homes

Although Terra Ceia is one of the last areas on the Gulf Coast that has not been overtaken by development, its landscape has changed. “It’s historic, and it’s got beautiful homes,” says Gregory Fagioli, a Realtor with Florida Transitions LLC. The community’s single-family housing is dominated by an array of multilevel coastal-style homes, many of which feature waterfront views. There’s also plenty of room on Terra Ceia’s spacious lots for a variety of ranch-style homes. Queen Anne, custom and contemporary homes add to an eclectic mix. “For a reasonable home with a water view, they start around $500,000 and top off at around $3 million,” says Fagioli. “The property value, dollar for dollar, is terrific.”

Easy interstate access

Terra Ceia occupies a unique location. It’s quiet, yet convenient. The community’s west side lies at the foot of the Sunshine Skyway Bridge, which provides direct access via Interstate 275 across Tampa Bay to St. Petersburg. To the east, 275 connects to 75, which provides direct access to Tampa. “From Terra Ceia, you can get to anywhere,” says Fagioli. “I-75 is close by. You can’t hear it, but it’s there.” U.S. Route 19 also runs through the community and allows Terra Ceia residents to quickly cross Terra Ceia Bay into Palmetto.

Locally owned eateries

Many of the dining and retail options are across U.S. Route 19, but along Terra Ceia Road is The Citrus Place, an independently owned general-store throwback that serves orange soft-serve ice cream. The Sea Hut just across the bay is a dockside eatery with Old Florida charm.

Nearby Palm View K-8 School offers classes in Manatee County’s competitive STEM program and has a C-plus Niche grade. Next up is B-minus rated Palmetto High School, which offers programs like Future Farmers of America and Future Business Leaders of America among others.
