Created on a canvas of wild scrub brush and pines, Alys Beach is a South Walton County work of art, set within the 26-mile length of powder-white sands and coastal villages known as 30A. Its self-contained, walkable layout is a vanguard of New Urbanism, allowing cyclists on bright beach cruisers to crisscross the roads and parks freely. Neighbors socialize at shared green spaces, the Zuma Wellness Center and cafes. Residents and their rental guests can choose among a bounty of exclusive amenities, from the owner-exclusive Gulf-front Beach Club to deluxe pool cabanas. At the center of homes, intimate courtyards allow families to linger outdoors in private.
Alys Beach's residential streets are not gated, which adds to its friendly, vacation vibe, and many Alys Beach homes also serve as luxury vacation rentals. “About 12% of the homes in Alys Beach are registered for the Homestead Exemption,” says Theresa Felton, Realtor with La Florida Coastal Properties, who's been selling in the area since 2021. “Which means they live at least six months and a day in the home during the year, and are technically not supposed to rent it for more than 30 days.” Owners and their guests delight in a menu of services, including waterfront meal delivery and kayak rentals from the members-only Beach Club.

High-end condos and homes designed for family and sustainability
Alys Beach was conceived by Alys and Elton Stephens, who purchased its 158 acres of wilderness in the 1970s after vacationing for decades with family in neighboring Seagrove Beach. Their vision for the neighborhood began development in 2004. In this breezy, unhurried setting with no high-rise hotels, homes are known more by the creative names carved on entryway placards than by their street numbers. The stark white architecture is so stunning that many Alys Beach homes have been featured in Architectural Digest, Vogue and Town & Country magazines and The Wall Street Journal. Special architectural features include outdoor kitchens, walkways to inner patios and extra-high ceilings. "These homes are designed to last forever,” says Diana Lane, Alys Beach director of public relations. “All of our building materials are in adherence with Fortified for Safer Living and Florida Green standards. Even the planters are molded of steel and concrete, so you don't have to bring them inside."
Joe Fagundes, Realtor with The Fagundes Luxury Group of Berkshire Hathaway HomeServices, who's been selling luxury homes in the area since 2017, says, "Every owner who builds a home in Alys Beach is responsible for adding something of shared value to the community, such as outdoor seating or a beautiful water feature, to enhance the neighborhood." Lane adds, "Alys Beach has a very extensive design code. It’s essential for a master-planned New Urbanist community. It's reinforced by our town architects and review committee, but it's always been considered an organic, living document.”
Homes are some of the pricier options in 30A, with condos around the Town Center starting between $3 million and $5 million. Buildable lots ask around $1.5 million north of 30A and $4 million on the Gulf. Single-family pricing varies from $5 million for homes north of 30A to $13 million for homes facing the nature preserve to $14.5 million near the water. Homebuyers make initial contributions to support the common areas and to support the Alys Foundation at closing. The Alys Foundation funds the neighborhood’s one-of-a-kind art installations and charity events, and supports nonprofits such as the South Walton Turtle Watch.

Exquisite shoreline, private Beach Club and wilderness trails
The focal point of recreation here is the sugar-white beach, just over a bluff nearly 30 feet above the Gulf. Alys Beach’s private beaches are gated and entry requires a digital key, fob or amenity access card. Here, the region's only homeowner-exclusive Gulf-front Beach Club offers a pool, wine tastings, culinary gatherings and al fresco dining at the Sunset Terrace. Homeowners and guests can even have food and beverage delivery service on the beach and rent bikes, kayaks and paddle boards at the Alys Beach Bike Shop and recreation services. Kids play on the lawn and in the splash fountain at the community's central amphitheater, and friends get together for movies and performances. Locals also run, walk or bike the 18-mile paved Timpoochee Trail that parallels 30A. Just 10 miles west, certified scuba divers can explore an amazing Underwater Museum of Art in Grayton Beach State Park.
"Alys Beach feels so eco-friendly,” says Jennifer Crawford, Realtor with Keller Williams' Own at the Beach Team, who's been selling in the area since 2013. “You have 20 undeveloped acres with a walking trail, which is a really important element because 40% of South Walton County is preserves, parks and forest." The northernmost portion of Alys Beach is a nature preserve where a peaceful boardwalk path curves through marshlands past magnificent art pieces such as driftwood horses and a repurposed metal dragon. Additional art installations grace pocket parks and pedestrian alleys. Alys Beach also collaborates with Dune Doctors, a coastal erosion control firm that protects and revegetates its Gulf-front dunes. All of Walton County, where Alys Beach is located, is remarkably biodiverse, home to black bears and 15 coastal dune lakes — a geographical feature found only in a handful of places around the world.

Fonville coffee and cocktails, George's seafood and Charlie’s Delights
Days frequently begin with a warm welcome at Fonville Press Market + Café, where sun streams in wall-size windows and cheery baristas create a pleasant buzz. Its market offers a curated selection of grocery and sundry items. Joe Papagni, Fonville's manager, says, "We also carry chocolates sourced and crafted by a chocolate sommelier who lives in Alys Beach. That's definitely a thing about Alys Beach. We shop local." Fonville's kitchen turns out fluffy quiche, fresh salads, flatbread and more as part of its all-day menu, and everything from cocktails to cappuccinos are poured at the lengthy white marbled counter. Clear chandeliers bubble overhead, and vintage photos add charm to Fonville's midcentury-Malibu décor. Fonville's sister restaurant, The Citizen, is the place for weekend brunch and elevated dining. And there's always a crowd on the rooftop deck and porches at George's, a favorite for Southern-style coastal fare since 2008.
In 2024, two Alys Beach eateries — Raw & Juicy and Charlie's Delights — were named among Southern Living magazine's top four breakfast spots on 30A. Raw & Juicy specializes in organic smoothies and vegan biscuits, and Charlie's has been a sweet-treat mainstay since its former days as the Charlie's Donuts food truck back in 2008. Grocery stock-up or delivery is easy, thanks to one of the area's largest Publix supermarkets, 3 miles north in Watersound Town Center.

New Dune Lakes Elementary and South Walton High soccer champs
Walton County School District, and the middle and high schools serving Alys Beach, all earn an A-minus on Niche. Students may attend the new Dune Lakes Elementary, which opened in 2019. The school’s modern exterior is a blend of driftwood grey and brilliant white with loads of windows. Inside, the walls double as educational surfaces, splashed with tortoise diagrams, dune lake maps and farming process descriptions. Middle schoolers head to Emerald Coast and advance to South Walton High. In 2024, South Walton High’s boys’ soccer team won the regional championship. The private Ohana Institute, serving kindergarten through 12th grade, is rated A-plus by Niche and offers immersive programs where students learn to scuba dive or perform in a rock band.

Eye-popping Digital Graffiti, wine and music festivals
One of Alys Beach's most acclaimed events is Digital Graffiti at Alys Beach, hosted within the neighborhood every May since 2007. Locals buy tickets to stroll a showcase of animated imagery projected across the community's white surfaces. "One of our many incentives for homeowners is that they get first rights to all our ticket sales for big events,” says Lane. “We don't even release tickets to the public any more for our 30A Wine Festival in February because our homeowners sell it out." The Alys Beach Foundation, established to fund events and enhance quality of life, also hosts Alys Beach Crafted in November and an Alys in Winter Wonderland annual Christmas tree lighting. The 30A Songwriters Festival every January is Florida's largest gathering of national artists, with previous years featuring artists such as including Lyle Lovett, Elvis Costello and Roseanne Cash.

In 2018, a Walton County Beach ordinance limited public beach walking to the wet sand areas only when traversing private property. If public beach visitors are asked to leave, owners must be prepared to produce documentation of property lines. Alys Beach homeowners have deeded access to their portion of the beach. Homeowners should also be aware that hurricanes have caused major damage in the Gulf Coast area in the past, so it's essential to clarify insurance requirements.

Scenic Highway 30A offers breathtaking coastal views in Alys Beach.
Slower 30A, speedier 98, close to airport
There are two main roadways through the Alys Beach area: Scenic Highway 30A along the coast and Route 98 to the north. On weekdays, both roads move at a steady pace, but lower speed limits and the occasional street-legal golf cart can slow things down on 30A. "There are only so many routes, so do your grocery shopping on Tuesday and Wednesday before people start coming in on Thursday, Friday and Saturday in season,” says Crawford. “You also don't want to hit 98 after 9:30 a.m. on the weekends because you do have a lot of vacationers renting along 30A, who are leaving from their 10 a.m. checkout." Residents can fly into the Northwest Florida Beaches International Airport and be home within a 20-mile drive.
