Resort-style amenities in Watersound Camp Creek

The luxury master-planned community of Watersound Camp Creek provides a resort lifestyle without leaving home. "It still needs a lot of development but it's an amazing area," says broker and resident Beau Blankenship with Christie's International Emerald Coast. "We really wouldn't want to live anywhere else; we can access so many amenities, and the Camp Creek Golf Course is fantastic." This new development cultivates a self-sustaining neighborhood with upscale homes, golf courses, beach clubs and a town center with lively events. Watersound sits near the convergence of Highways 98 and 30A, connecting the community to other small beach towns along Florida's panhandle. Blankenship notes that there is a resort area for visitors, but there is also a significant number of full-time residents who all know each other. In addition to these amenities, the largest is that it's close to the ocean, offering peaceful turquoise water washing onto powdered sugar soft sand. The beaches here are less touristy than neighboring Panama City Beach, allowing residents to relax year-round.

Multi-million-dollar estates and upscale bungalows close to golf courses

Watersound's defining feature is its collections of newly constructed subdivisions. "The community has four phases: the most recent developments are a nonrental area, and another that's for semi-permanent vacation homes," Blankenship says. These clusters of shining, manicured homes with luxury amenities, lined with dune flowers and palm trees, offer an air of coastal opulence. Home prices also differ depending on where they're located, with Watersound Origins homes typically on the lesser end of the scale and luxury Camp Creek homes going into the multimillions. They are gated, private communities that range from contemporary cottages, bungalows and townhouses priced between $500,000 and $900,000 to large, upscale farmhouses and sleek, ultra-modern builds priced between $4 million and $7 million. Since the community is new, lots are available for custom construction, typically priced between $1 million and $3 million. Blankenship also notes that property taxes are low here, which benefits buyers. With the area's hurricane risk, residents must have adequate homeowners and flood insurance.

Walton County Schools and private options

Public school students attend Walton County Schools, starting with Dune Lakes Elementary, which earns an A-minus rating from Niche. Emerald Coast Middle and South Walton High also earn an A-minus rating. The high school offers career and technical education programs, including culinary, animation programming and marketing. There are several private options available nearby, including The Ohana Institute. The program earns an A from Niche and has an exploratory curriculum with project-based learning and a flexible calendar with virtual class options.

Beach clubs, golf courses and nature trails

Living in the Watersound community provides access to nature trails, golfing greens and quartz sand beaches. The Camp Creek Golf Course and the Origins Golf Course use the area's grassy marshes and thickets of oak and pine forest to create scenic 18-hole greens for varying skill levels. Residents also have access to the Watersound Beach Club, which has a clubhouse, pool, bar and other amenities. Nearby, nature trails at Deer Lake State Park meander through a picturesque landscape with sand grass, lupine, goldenrod and magnolia trees. The park features a coastal dune lake, a rare sight home to local wildlife. Nearby, the Gulf Coast beaches attract residents and visitors, lush with clear blue waters and snowy white sands. The closest options for swimming, fishing and sunbathing are Alys Beach and Seacrest Drive Beach, both about 2 miles away. Rosemary Children's Playground is a popular option for families, offering a mix of wooden jungle gyms, swing sets and a climbing wall minutes from the water.

Residents dine at Watersound Town Center

The community sits close to the Watersound Town Center, which was built to offer residents quick access to grocery stores, restaurants and events. There's a Publix and several restaurants like Friends 30A Burger Bar, a family-friendly spot to grab a burger and fries, or Ambrosia 30A, a fine dining establishment offering surf and turf, specialty cocktails, and an extensive global wine list. The town center also has a pavilion hosting holiday events, farmers markets and live music shows like the 30A Songwriters Festival. Other shopping centers are nearby, such as 30Avenue, which offers boutique shops and a mix of casual and fine dining restaurants. Pier Park in Panama City Beach is just 11 miles away and offers a Target, Walmart, department stores, dozens of retail shops, restaurants, a movie theater and attractions like the SkyWheel.

Beach living on 30A

South Watersound Parkway connects to the area's two major thoroughfares, Highway 98 and 30A. These scenic byways bring Watersound residents to other communities across the panhandle, such as Pensacola to the west and Panama City to the east. The area is very car-dependent, but South Walton County and some subdivisions provide a shuttle service to the beach and other popular places. The closest hospital is Ascension Sacred Heart Emerald Coast, less than 20 miles away. For more immediate medical assistance, Emerald Coast Urgent Care is just two miles away. Northwest Florida Beaches International Airport is 20 miles from Watersound. The area has a CAP Index Crime Score of two out of 10, lower than the national score of four.
